Xxxxxx's Insurance. Tenant(s) is required to carry renter’s insurance with a minimum of $100,000 in personal liability during the entire duration of their lease term. The Tenant(s) may use they company of their choice. We recommend Assurant Insurance. Please contact Landlord for more information.

Xxxxxx's Insurance. Tenant, at its sole cost, agrees to insure Xxxxxx's Property in an amount Tenant deems appropriate for its protection and to obtain worker's compensation as required by Law. Tenant at its sole cost, shall also maintain commercial general Liability insurance for occurrences within the Premises of $5,000,000 combined single limited for bodily injury and property damage. Tenant shall name Landlord as an additional insured under such commercial genera1 liability policy, and shall deliver a copy of such policy to Landlord prior to the Commencement Date and upon any renewal of such policy. Xxxxxx's commercial general Liability policy sha11 provide for thirty (30) days' prior written notice to Landlord of any cancellation or termination or reduction in coverage.
Xxxxxx's Insurance. Tenant, while not obligated to purchase renter’s insurance, must look to renter’s insurance if Tenant wants protection from loses customarily covered by renter’s insurance including but not limited to damage to Tenant’s personal belongings, loss from insects, pests, fire, water, deluge, overflow, water damage of any sort, fire, wind, vandalism, theft, malfunction, breakdown including those related to appliances and/or heating systems. Xxxxxx understands that should the property be uninhabitable for a period of time due to circumstances beyond Owner's control, then Owner will not be responsible for lodging Tenants in an alternative location be it a hotel or other property. Rather, Xxxxxx agrees that such costs will be covered by Xxxxxx's personal insurance. If Tenant does not have personal insurance, then Tenant will pay the costs for alternative lodging. As a result, Xxxxxx waives any and all claims of these sorts against Owner and Management.
Xxxxxx's Insurance. Before entering on the Premises for any purpose, the Tenant will provide the City with a certificate of insurance, duly executed by the Tenant's insurers, evidencing that the insurance required to be placed by the Tenant pursuant to the Lease is in force.
Xxxxxx's Insurance. Property Manager is not an insurer of Resident’s personal property, and the Resident is required to obtain renter’s insurance covering Resident’s property on the Premises and any incidental damages including but not limited to insurance coverage for alternative accommodations costs (i.e. hotel stays, food expenses, AirBNB costs, etc.). In the event Resident fails to obtain renters insurance, Property Manager retains the right to obtain renter’s insurance for the Resident and all charges for renter’s insurance will be charged to Resident in addition to the Rent, as additional rent. To the extent allowed by prevailing law, Resident hereby releases and indemnifies Property Manager against any and all claims for damage to personal property of Resident in Premises for any reason whatsoever, unless such damage is caused by the willful neglect or willful act of Property Manager.
Xxxxxx's Insurance. All personal property placed or moved in the Premises and tenant improvements to the Premises shall be at the risk of Lessee or the owner thereof, and Lessor shall not be liable to Lessee for damages to same unless caused by or due to negligence of Lessor, Lessor's agents or employees. Xxxxxx agrees to obtain liability insurance containing a single limit of not less than [***] for both property (including but not limited to fire hazard) and bodily injury, at its own cost, with no self-insurance retention or deductible. Lessee consents to provide Lessor with a Certificate of Insurance, as above described, naming Xxxxxx as additional insured and favoring the Lessor with a thirty (30) day notice of cancellation via endorsement.
Xxxxxx's Insurance. Tenant agrees, at its sole cost, to insure its personal property and Alterations against damage for their full replacement value (without depreciation). Xxxxxx's Insurance. □ All roommates agree to obtain their own renter’s insurance policy.
Xxxxxx's Insurance. Tenant, at its own cost and expense, agrees to secure and keep in force from and after the Commencement Date and throughout the Term, commercial general liability insurance in an amount equal to or greater than the amount set forth in Exhibit C of this Ground Lease. Tenant shall provide Landlord with a certificate evidencing such insurance coverage. Such insurance shall name Landlord as an additional insured. In the event that Tenant fails to furnish said letter or certificate within ten (10) business days after receipt of a written request from Landlord, Landlord may obtain liability insurance meeting the requirements of this paragraph and Tenant shall reimburse Landlord for the cost of same within forty-five (45) days after Landlord notifies Tenant of the amount thereof and furnishes Tenant with a copy of the paid insurance bill. Tenant shall at all times maintain in full force and effect the insurance coverages set forth in Exhibit C of this Ground Lease, attached hereto and made a part hereof, and shall cause Landlord to be designated as loss payee/additional insured in accordance with the requirements of Exhibit C, subject to the rights of any Leasehold Mortgagee, (as hereinafter defined). Without limiting the generality of the insurance requirements set forth on Exhibit C, the casualty and property insurance policy required hereunder shall specifically include coverage for losses as defined in the Terrorism Risk Insurance Act of 2002 (hereinafter referred to as “TRIA”) either through (i) a policy specifically providing such TRIA coverage, or (ii) a policy purchased through the federally approved TRIA program. Either policy shall reflect limits commensurate with insurable value of property throughout construction and thereafter, full property value. Tenant agrees not to decline coverage for such insured losses offered in accordance with TRIA with any casualty and property insurance policy obtained or renewed by Tenant without the prior written consent of the Landlord, unless same is not commercially available and at a cost no greater than 150% of the latest TRIA policy, at which point Landlord shall be given an opportunity to reevaluate TRIA coverage limit requirement, enabling continuance of coverage. All insurance premiums shall be paid annually, in advance, and Landlord shall be provided with evidence of such prepayment of insurance premiums prior to the Commencement Date and thereafter upon each annual renewal or replacement of such coverages.
