Commercial Improvements definition

Commercial Improvements means any improvements housing a commercial enterprise generating sales tax revenues and located on the Subject Property as shown Exhibit “A” attached hereto and made part hereof by reference.
Commercial Improvements means, as to each Block, the Commercial Improvements made or to be made to that Block as set forth in the Conceptual Development Plan and, collectively, all Commercial Improvements as set forth in the Conceptual Development Plan. Commercial Improvements do not include any Public Improvements.
Commercial Improvements mean any and all improvements made outside of the Program that, during the period beginning on the Effective Date and continuing until, and ending on, the [*] anniversary of the expiration of the Research Term, are (a) licensed to a Third Party by Codexis or its Affiliates, or (b) the subject of a release or covenant not to ▇▇▇ extended by Codexis or its Affiliates to a Third Party, or (c) put into commercial practice by Codexis or its Affiliates, or (d) the subject of a patent application, provisional application, or like filing anywhere in the world filed by Codexis or an Affiliate of Codexis; provided that, with respect to any provisional application, such provisional application is converted into a utility patent application. For purposes of clarification, in the event that a provisional application disclosing an improvement is filed by Codexis or an Affiliate of Codexis during the period described in this Section 1.26, and either (i) converted into a utility patent application after expiration of such period, or (ii) abandoned and, after expiration of such period, re-filed and then converted into a utility patent application, such disclosed improvement will be deemed to be a Commercial Improvement for purposes of this Section 1.26.

Examples of Commercial Improvements in a sentence

  • The Developer shall have obtained the required permits necessary for the required amount of Commercial Improvements as provided in Section 5 and Community Facilities to the Block.

  • The Developer shall have provided fully executed copies of the guaranteed maximum or fixed price construction contracts for the construction of the Commercial Improvements and Community Facilities for the Block.

  • The CRA Agreements will provide for a 15 year, 100% real property tax exemption for the Commercial Improvements consisting of for-sale owner-occupied housing and for the Community Facilities.

  • If requested by Agent, the Project Budget for the proposed Vertical Commercial Improvements.

  • For Block B, Block C and Block Z, the Developer and Principals shall have executed and delivered to the City the Completion Guaranty substantially in the form of the Completion Guaranty entered into with respect to Block C, with each Completion Guaranty evidencing guaranty of completion of no less than the Commercial Improvements and Community Facilities on the Block as well as the Corresponding Roadway Improvements.

  • Properties owned by a Borrower or its Restricted Subsidiaries or Unrestricted Subsidiaries which are each 100% preleased under a net lease having a term of not less than five (5) years and with respect to which Vertical Commercial Improvements are to be constructed.

  • If requested by Agent, a fully executed copy of the Architect’s Contract and the Construction Contract for the proposed Vertical Commercial Improvements.

  • If requested by Agent, one complete set of the Plans and Specifications for the proposed Vertical Commercial Improvements and copies of the Project Consents received through the date of inclusion of the Security Documents for such Vertical Commercial Improvements in the Collateral.

  • The final and/or permitted detailed architectural, structural, mechanical, electrical, landscaping, erosion control, grading, utility and other plans and specifications for the applicable Vertical Commercial Improvements prepared by the Project Architect.


More Definitions of Commercial Improvements

Commercial Improvements has the meaning set forth in Recital F.
Commercial Improvements means the improvements integral to the rehabilitation, operation, and utilization of the Commercial Space.
Commercial Improvements means any patentable improvement or patentable development arising from the String Ribbon Technology that reduces the production costs or increases the output, effectiveness, utility or value of the Licensed Products.
Commercial Improvements means the planned Best Western Plus hotel facility located on the Subject Property as shown Exhibit “A” attached hereto and made part hereof by reference. Commercial Improvements would include any retail operations conducted in the hotel building (such as a restaurant by way of example only) and any building physically attached to the hotel facility (such as a restaurant by way of example only) so long as such retail operations are owned by the Developer or an Affiliate of the Developer. Commercial Improvements does not include any future detached retail operations on the Subject Property.
