Completion of Improvements definition

Completion of Improvements means lien-free completion of the Improvements in accordance with the Plans, as evidenced (i) by compliance on the part of Borrower or the Project, as the case may be, with all Legal Requirements relating to the occupancy and use of the Improvements, including all necessary certificates of occupancy (or their equivalent), and (ii) by the documents, items and things described in Section 8.7.
Completion of Improvements means receiving a certificate of occupancy from the City for a minimum of Sixty-Five Thousand (65,000) square feet of new industrial space constructed in accordance with applicable ordinances and receiving a letter of final acceptance for the construction of the improvements to Hondue Lane and cul-de-sac.
Completion of Improvements means completing a minimum of 250residential units, a minimum of ten townhomes, and a minimum of 20,000 square feet of new commercial space and a minimum 80-key dual brand, limited service hotel as evidenced by receiving a Certificate of Occupancy from the City in accordance with applicable ordinances or the Developer’s submission of all materials and information required by the City for issuance of a Certificate of Occupancy for a completed portion of the Project, whichever occurs first.

Examples of Completion of Improvements in a sentence

  • Completion of Improvements, even if verified by the City, shall not automatically entitle Applicant to a reduction of any part of the Bond Amount.

  • If the work has been completed in conformance with this Redevelopment Agreement, the City shall execute and deliver to Redeveloper the City's acceptance to the Redeveloper's Certificate of Completion of Improvements, the form of which is attached hereto as Exhibit I.

  • Except as otherwise provided herein, the provisions and covenants of this Redevelopment Agreement shall terminate upon issuance by the City of the Redeveloper’s Certificate of Completion of Improvements for the New Building.

  • Improvements and Surety 401.1 Completion of Improvements Before the final subdivision plat is signed by the Planning Commission Secretary, as specified in Section 306 of these regulations, all applicants shall complete, to the satisfaction of the City Engineer, all public way, water, sanitary sewer, and other improvements, including lot improvements on the individual lots of the subdivision, as required in these regulations and approved by the Planning Commission.

  • The provisions of this Article VI shall terminate for the Private Improvements upon acceptance by the City to the Redeveloper the Redeveloper’s Certificate of Completion of Improvements for the Private Improvements.


More Definitions of Completion of Improvements

Completion of Improvements means a thorough and complete review of the Project by the Town Engineer and other Town Staff prior to the Developer requesting to obtain a CO.

Related to Completion of Improvements

  • Project Improvements means site improvements and facilities that are:

  • Tenant Improvements Defined in Exhibit B, if any.

  • Building Work has the meaning given to it in section 6 of the Building and Construction Industry (Improving Productivity) Act 2016 (Cth);

  • Tenant Improvement Work means the construction of the Tenant Improvements, together with any related work (including demolition) that is necessary to construct the Tenant Improvements.

  • Needs Improvement the Educator’s performance on a standard or overall is below the requirements of a standard or overall, but is not considered to be unsatisfactory at this time. Improvement is necessary and expected. Unsatisfactory: the Educator’s performance on a standard or overall has not significantly improved following a rating of needs improvement, or the Educator’s performance is consistently below the requirements of a standard or overall and is considered inadequate, or both.

  • Substantial Completion means the stage in the progress of the work as determined and certified by the Contracting Officer in writing to the Contractor, on which the work (or a portion designated by the Government) is sufficiently complete and satisfactory. Substantial completion means that the property may be occupied or used for the purpose for which it is intended, and only minor items such as touch-up, adjustments, and minor replacements or installations remain to be completed or corrected which:

  • Minimum Improvements means the acquisition of land and construction of a 152-unit market rate residential apartment building, construction of a stormwater pond and related improvements. The Minimum Improvements are more fully depicted in Exhibit B, which is attached hereto and incorporated herein.

  • Project Work means the work required to complete the Project.

  • Landlord Work means the work, if any, that Landlord is obligated to perform in the Premises pursuant to a separate agreement (the “Work Letter”), if any, attached to this Lease as Exhibit C.

  • Tenant’s Work means all improvements, alterations, fixture, equipment, and signage installation, and furniture placement necessary or appropriate for the conduct of the Permitted Use, including all work described as Tenant’s Work on Exhibit D, attached (the “Work Letter”).

  • Construction Work means any work in connection with⎯

  • Construction Phase means that Phase of the Project which shall commence after the Authority provides the Trade Contractor with written Notice to Proceed with the Construction Phase.

  • Project Completion means the date, as determined by the Division after consultation with the Recipient, that operation of the Project is initiated or is capable of being initiated, whichever comes first.

  • Leasehold Improvements means all buildings, structures, improvements and fixtures located on any Leased Real Property which are owned by any Group Company, regardless of whether title to such buildings, structures, improvements or fixtures are subject to reversion to the landlord or other third party upon the expiration or termination of the Lease for such Leased Real Property.

  • Base Building Work means the base building work for the Building as described in this Manual.

  • Mechanical Completion means that (a) all components and systems of the Project have been properly constructed, installed and functionally tested according to EPC Contract requirements in a safe and prudent manner that does not void any equipment or system warranties or violate any permits, approvals or Laws; (b) the Project is ready for testing and commissioning, as applicable; (c) Seller has provided written acceptance to the EPC Contractor of mechanical completion as that term is specifically defined in the EPC Contract.

  • Tenant Work All work installed or furnished to the Premises by Tenant in connection with Tenant’s initial occupancy pursuant to Rider 2 and the Workletter.

  • Construction project means the same as that term is defined in Section 38-1a-102.

  • Landlord’s Work means the work of constructing the Tenant Improvements.

  • Site Improvements means any construction work on, or improvement to, streets, roads, parking facilities, sidewalks, drainage structures and utilities.

  • Erection, construction, remodeling, repairing means all types of work done on a particular building or work at the site thereof in the construction or development of the project, including without limitation, erecting, construction, remodeling, repairing, altering, painting, and decorating, the transporting of materials and supplies to or from the building or work done by the employees of the Contractor, Subcontractor, or Agent thereof, and the manufacturing or furnishing of

  • Project means the goods or Services described in the Signature Document or a Work Order of this Contract.

  • Joint Improvements means (a) any and all Improvements to the Acceleron Technology created, conceived or reduced to practice, and, in the case of patentable Improvements, Invented, solely by Celgene, its Affiliates, agents or by Third Parties acting on their behalf, while performing activities under this Agreement; and (b) any and all Improvements to the Acceleron Technology or Joint Technology created, conceived or reduced to practice, and, in the case of patentable Improvements, Invented, jointly by Acceleron and Celgene, their respective Affiliates, agents or Sublicensees or by Third Parties acting on their behalf, while performing activities under this Agreement; provided, however, that Joint Improvements shall not include any Improvement that is a Celgene Improvement or Acceleron Improvement.

  • Construction Phase Services means the coordination, implementation and execution of the Work required by this Agreement, which are further defined in Article 8.

  • Completion of work means completion of the entire contracted work. Exhaustion of quantity of any particular item mentioned in the bid document shall not imply completion of work or any component thereof.

  • Excavation work means the making of any man-made cavity, trench, pit or depression formed by cutting, digging or scooping;
