The Grantor shall have the right to perform routine maintenance of the Easement premises, including the removal of trash and landscaping debris, mowing and manicuring lawns and groundcover, and making any other aesthetic improvements desired by the Grantor that are not inconsistent with the rights herein conveyed, and which do not adversely affect the proper operation of any Improvement.

The Grantee shall comply with all applicable laws, ordinances, and regulations of the State, county, and municipality wherein the Easement premises are located with regard to construction, sanitation, Easements or permits to do business, and all other matters.
Grantor shall give Grantee not less than forty-eight (48) hours prior notice of ▇▇▇▇▇▇▇’s intention to perform work in the Easement premises, except in the event of emergency in which case Grantor will give such notice as soon as is practicable.
