Exclusive use common area means a portion of the common area designated by the declaration for the exclusive use of one or more, but fewer than all, of the owners of the separate interests and which is or will be appurtenant to the separate interest or interests.

(c) Notwithstanding the provisions of the declaration, internal and external communication wiring designed to serve a single separate interest, but located outside the boundaries of the separate interest, are exclusive use common areas allocated exclusively to that separate interest. For the purposes of this section, “wiring” includes nonmetallic transmission lines.

Exclusive use common area means and refer to those portions of the Common Area set aside for exclusive use of an Owner or Owners as set forth in Section 2.2(c) of this Declaration, and shall constitute “exclusive use common area” as defined in California Civil Code Section 4145, and shall include those areas described as Exclusive Use Common Area in Section 2.2(c) of this Declaration. In addition to those portions of the Common Area set aside as Exclusive Use Common Area pursuant to Section 2.2(c) of this Declaration, the following portions of the Common Area designated to serve such Owner’s Unit exclusively shall be Exclusive Use Common Area: screens, windows, gates, exterior doors leading exclusively to a Unit, door frames and hardware incident thereto for doors leading exclusively to a Unit, any exterior treatment installed by an Owner pursuant to Association approval, and internal and external telephone wiring or other telecommunication, internet, television, utility, water or sewer Line designed to serve a single Unit but located outside the boundaries of the Unit. The Association, acting on behalf of all Owners, may reserve to an Owner(s), in the name of all Owners as their attorney-in-fact (or in the name of the Association for any property to which the Association holds title), Exclusive Use Common Area for any purpose not inconsistent with the rights of other Owners under this Declaration.
Exclusive use common area means those portions of the Common Area designated herein for the exclusive use of an Owner of a separate interest and which is appurtenant to a Residential Lot. “Exclusive Use Common Areas” and “Restricted Common Areas” shall have the same meaning and shall consist of Front Yard Landscape Easement Area, all utility lines, pipes, conduits and wiring designed to serve a Residential Lot but located outside the boundaries of the Residential Lot.
