Expansion Space A definition

Expansion Space A is the fifth floor of the Building as shown on Exhibit F to this Amendment. Landlord and Tenant hereby agree that Expansion Space A is conclusively presumed to be 19,548 square feet of Rentable Area.
Expansion Space A. The entire fifth floor of the Building, designated as Suite 500, as depicted on Exhibit F.
Expansion Space A or "Expansion Space B" or; (ii) "Expansion Premise A" and "Expansion B" are deemed ready for occupancy. Rent shall commence however on only the "Expansion Space" completed. By way of example and without limiting the generality of the foregoing; (i) if "Expansion Space A" is completed without" Expansion Space B" being completed rent shall commence on "Expansion Space A" only. If "Expansion Premise B" is completed before "Expansion Space A" is complete then rent shall commence on" Expansion Premise B" only; (iii) if "Expansion Space A and B" are both completed at the same time then rent shall Commence on "Expansion Space A and B" simultaneously. TENANT shall pay rent on the Original Premises at a rate of $19.50 per annum until the improvements are completed.

Examples of Expansion Space A in a sentence

  • With respect to Expansion Space A during the Expansion A Term, Tenant shall pay for Tenant’s Share (as adjusted pursuant to Section 6.3 above with respect to the inclusion of Suite 585 therein effective as of the Suite 585 Combination Date) of Expenses and Taxes in accordance with the terms of the Lease; provided, however, that, with respect to Expansion Space A (and Suite 585, effective as of the Suite 585 Combination Date) during the Expansion A Term, the Base Year for Expenses and Taxes shall be 2013.

  • Landlord shall not have any liability to Tenant for any claims resulting from Tenant’s failure to lock off and install and maintain a security system at the entrance to the Premises (including Expansion Space A, Expansion Space B, Expansion Space C and Expansion Space D).

  • Notwithstanding any of the foregoing provisions of this Section to the contrary, if Landlord has not tendered possession of Expansion Space A on or before the Space A Sunset Date (defined below), then, as Tenant’s sole and exclusive remedy, Tenant shall have the option to terminate the Lease solely with respect to Expansion Space A exercisable by giving written notice to Landlord within three (3) business days after the Space A Sunset Date.

  • Other than the obligation to pay Base Rent and Tenant’s Share of any Expense Excess or Tax Excess with respect to Expansion Space A, all of Tenant’s obligations hereunder shall apply during any period of such early entry.

  • The Expansion Space A Commencement Date (the “ESACD”) shall mean the date which is one hundred eighty (180) days after the date on which Landlord delivers possession of Expansion Space A to Tenant for occupancy (which delivery is estimated to be October 1, 2017) and, upon the ESACD (which is estimated to be April 1, 2018), Expansion Space A becomes a part of the Premises, and Tenant’s obligation to pay rent commences with respect to Expansion Space A.


More Definitions of Expansion Space A

Expansion Space A means those certain premises known as Suite 200 on the 2 nd floor of the Building consisting of approximately 30,255 rentable square feet and shown on the plan attached hereto as Exhibit A
Expansion Space A means 25,000 rentable square feet of contiguous space in either (i) the Building, (ii) the 000 Xxxx Xxxxxxxx, (xxx) the 901 Main Building, or (iv) on the fifth (5th) floor south section of the 20 Xxxxxx Building.
Expansion Space A is located on the sixth floor of the Building as shown hatched on Exhibit A to this Amendment. Landlord and Tenant hereby agree that (a) Expansion Space A is conclusively presumed to be 1,772 square feet of Rentable Area, and (b) Landlord shall deliver possession of Expansion Space A to Tenant promptly after execution of this Amendment and, upon such delivery, Expansion Space A is made a part of the Demised Premises and the Demised Premises shall conclusively be presumed to be 4,702 square feet of Rentable Area and all references to the Demised Premises shall thereafter mean the Existing Premises plus Expansion Space A, provided however, Base Annual Rent and Tenant's Share of increases over Base Taxes and Operating Costs Amount shall be due with respect to Expansion Space A starting on the Expansion Space A Commencement Date, which is the later of (i) the date of delivery of possession to Tenant or (ii) February 15, 1997.
