The 'Main Building' clause defines the primary structure or facility that is the subject of the agreement or contract. Main Building. As such, the design of the main dwelling and outbuildings, suitability for use on the Land, adjustment to the natural topography of the lot, orientation, floor levels, and use of materials and colours are subject to approval by ▇▇▇▇▇▇ Trust No 6 and are to be shown on the submitted drawings. Houses are to be designed to reflect contemporary Australian architecture, taking cognisance of the climatic conditions of the area and the estate’s unique location. The Buyer is encouraged to include ▇▇▇▇▇ and patios, adding to the articulation of the building and to assist with achieving energy efficiency within the dwelling. Front & Side Elevations - The front elevation and part of the side elevations from the left and right outer edges of the front elevation back to the ‘house to boundary’ fence (approximately 2 metres down the side elevations) shall be either fully rendered to the exposed face or be a combination of render and approved feature materials such as Scyon™ Matrix™ panel, Axon™ panels or similar. Face brink may only be used as a minor feature material, or as infills or courses along the edge of the façade. Full face brick to the front elevation will not be approved (please see materials). The Buyer is encouraged to design their residence such that it allows for street appeal and a rising profile. Roof pitches – All roof planes shall be pitched at a minimum slope of 22.5 degrees except for buildings on lots greater than 300 square metres but less than 450 square metres where a pitch at a minimum slope of 21 degrees is acceptable. Any alternative roof pitch will require a written request submitted to ▇▇▇▇▇▇ Trust No 6 for consideration. An alternative roof pitch will be assessed on its architectural merit and respect for the intent of the development. The creative use of skillion roof design is encouraged and acceptable and shall be considered for approval based on its merit and creative design. ▇▇▇▇▇ – ▇▇▇▇▇ must be provided and are to have a minimum of 600mm overhang to all of the building lots over 450m2. For lots under 450m2 ▇▇▇▇▇ must have a minimum overhang of 400mm to all of the building. Gables – Large gables fronting the street are discouraged however where they are proposed they should be enhanced with feature treatments such as Scyon™ Matrix™ panel, Axon™ panels, horizontal stained timber or metal powder coated slats, or similar treatments, to enhance the visual appeal of the building from the street. Main Building i. There is no accessible route to the main building. Provide at least one accessible route within the boundary of the site to this element that, to the maximum extent feasible, coincides with the route for the general public. The accessible route must have a minimum clear width of 36 inches, or a minimum clear width of 42 inches if there is a turn around an obstruction less than 48 inches wide; have passing spaces at least 60 inches by 60 inches at least every 200 feet; have a minimum clear headroom of 80 inches; have a surface that is firm, stable, and slip resistant; have, in the absence of a curb ramp, ramp, elevator, or platform lift, no level changes in excess of 1/2 inch vertically; and have a running slope of less than 1:20 (5%) (or have been constructed as a fully accessible ramp) and a cross slope of less than 1:50 (2%). Accessible Entrance/Route: Within one hundred twenty (120) days of the signing of this Agreement, the District’s consultant will develop a Plan, for OCR’s review and approval, to ensure that the Main Building is accessible to and usable by individuals with disabilities. The District’s Plan will ensure that the ramp has a level landing at least 60 inches long at the top and bottom of the ramp segments; the ramp will include handrails on both sides, the hand rail gripping surface should be mounted with gripping surfaces between 34 inches and 38 inches above the ramp surface with a slope no steeper than 1:12. See 2010 ADA Standards § 405. The District will begin to implement the Plan no later than thirty (30) days following OCR’s approval. The Plan will ensure that the District completes all modifications no later than August 2019.

The Buyer (or its representatives or consultants) must not make application or seek approval for such a dwelling from Council prior to having obtained Covenant Approval from Harmony Glades Pty Ltd prior to doing so. The Seller may seek payment of $20,000 payable immediately on demand (“Payment”) in the event that the Buyers breaches its obligations under this clause. In the event of a breach with respect to this clause the Buyer irrevocably empowers and authorises the Seller to lodge a caveat over the Buyers lot or lots until the Payment is made. Face brickwork can only be used as features, infills or courses along the edge of the façade. No face brick will be approved (please see materials). Main Building. House Air" system operates on a standard office building schedule of 7AM to 6PM on weekdays. Any after hours/weekend cooling required by Tenant will be billed to Tenant on an hourly rate of $24.00 for one side of the building and $39.00 for both sides, with a six hour daily minimum. Said rate shall be adjusted by Landlord from time to time to reflect rate and usage changes. To request this extra service Tenant will phone Landlord and then FAX the main office with Tenant's exact requirements no later than 12 noon on a weekday preceding the after hours or weekend of desired usage.

Main Building. (a) The Client will not permit guests who are attending a Function or Event access to the Main Building at any time unless they have prior written consent from SP.
(b) The Client must provide all their own furniture, cutlery and glassware. Any chattels contained in the Main Building including but not limited to furniture, cutlery and glassware may not be used for functions or events.
