If Lessee is delayed in the commencement of construction or completion of a Phase of the Renovation Work due to Force Majeure, then the Required Phase Commencement Date and/or the Required Phase Completion Date (if and to the extent that the event actually causes a delay in the commencement or completion of construction of the applicable Phase of the Renovation Work) shall be extended by the period of the delay caused by such Force Majeure.
Upon commencement of construction of the Renovation Work, Lessee shall thereafter diligently pursue the completion of each Phase of the Renovation Work by the Required Phase Completion Date for such Phase and the completion of all of the Renovation Work by the Required Completion Date.
