Rent Ready Condition means: interior carpets have been cleaned or replaced as necessary, freshly painted interior walls, working kitchen appliances (and water heaters and HVAC to the extent such items serve only the individual vacant unit(s)), and no material damage to the doors, walls, ceilings, floors or windows inside such vacant units.

More Definitions of Rent Ready Condition

Rent Ready Condition means the condition in which Seller currently delivers vacant units to new tenants at the Property, freshly painted and cleaned, with all appliances, fixtures, and equipment therein in good working order.
Rent Ready Condition means Seller’s practice and procedures, as of the date of this Agreement, for placing units in “rent ready condition”. Nothing contained in this Section 10.3F shall be construed as limiting Purchaser’s rights and Seller’s obligations under the other provisions of this Agreement.
Rent Ready Condition means that all such vacant apartments shall be suitable for occupancy by tenants, including, without limitation, new interior paint, floors fully covered with a combination of tile or linoleum and carpeting, in each case in accordance with Seller's customary practice. If any such apartment is not in a “Rent Ready Condition,” or if any appliance located therein is not in working order as of the Closing Date, Seller agrees, in either instance, that Seller shall have no obligation to put such units into rent-ready condition but instead will give Buyer at Closing a credit equal to Five Hundred and no/100 Dollars ($500.00) for each such unit.
Rent Ready Condition shall have the meaning ascribed in Section 8.4.
Rent Ready Condition means the physical condition to which Seller, in the ordinary course of its business, would prepare Tenant units in anticipation of renting such Tenant units to prospective tenants.
Rent Ready Condition means a Vacant Unit that has been thoroughly cleaned and repainted since being vacated and contains the following: (1) a refrigerator-freezer unit in good condition and working order; (2) a dishwasher, garbage disposal, stove, oven, and microwave in good condition and working order; (3) plumbing, heating, air conditioning, and electrical systems in good condition and working order; (4) floors fully covered with a combination of tile, linoleum or carpet, and that since the unit was vacated (a) all tile and linoleum has been replaced and/or thoroughly cleaned consistent with Seller's prior practices for vacant units to be re-leased and (b) all carpeting has been replaced or steam cleaned by a professional third party vendor; and (5) blinds and/or drapes on all windows in good condition and working order. "Vacant Unit" shall mean any residential apartment unit at the Properties that is unoccupied as of the Closing Date and that was vacated by the tenant most recently occupying such unit at least three (3) Business Days prior to the Closing Date (i.e., if a unit becomes vacant less than three (3) Business Days prior to the Closing Date, it is not a "Vacant Unit" as to which Purchaser might be eligible to receive a credit). If requested by Purchaser, representatives of Sellers and Purchaser shall conduct a walk-through (the "Walk-Through") of the Properties on or around the third (3rd) Business Day prior to the Closing Date in order to determine the amount of such credit, if any, to be given to Purchaser.
Rent Ready Condition means that all vacant apartments have been thoroughly cleaned and that all apartments contain the following: (1) refrigerator-freezer unit in working condition; (2) dishwasher (to the extent in the majority of the other units) in working condition, stove in working condition; (3) plumbing, heating, air conditioning and electrical outlets and fixtures in working order for such units; (4) floors fully covered with a combination of tile or linoleum and carpeting, all of which shall be in average or better condition; and (5) blinds and/or drapes on all windows in average or better condition. If any such apartment is not in a “Rent Ready Condition,” or if any appliance or other item listed above is missing or not in working order as of the Closing Date, Seller agrees to reimburse Buyer for the reasonable repair costs of the same, and if missing or not repairable, shall pay for the cost of replacing same. Notwithstanding the above Seller shall not be obligated to put in Rent Ready Condition at the Premises the thirty six (36) units in need of more substantive repairs as listed on the attached Exhibit F. Notwithstanding the above, this Section 14g is not intended to modify the casualty provisions of Section 16 and Seller shall not be obligated to restore apartments that are in disrepair due to casualty and said casualty shall be handled pursuant to the provisions of Section 16.
