Significant Redevelopment definition

Significant Redevelopment means the alteration of developed land that results in land disturbances and may result in other site requirements.
Significant Redevelopment means development that would create, replace or add at least 5,000 square feet of impervious surfaces on an already developed site. Significant redevelopment includes, but is not limited to: the expansion of a building footprint; addition to or replacement of a structure; replacement of an impervious surface that is not part of a routine maintenance activity; and land disturbing activities related with structural or impervious surfaces. Replacement of impervious surfaces includes any activity that is not part of a routine maintenance activity where impervious material(s) are removed, exposing underlying soil during construction. Significant redevelopment does not include trenching and resurfacing associated with utility work; resurfacing and reconfiguring surface parking lots; new sidewalk construction, pedestrian ramps, or bike lane on existing roads; and replacement of damaged pavement.
Significant Redevelopment means alterations of a property that changes the “footprint” of a site or building in such a way that results in the disturbance of over one (1) acre of land. This term is not intended to include activities, which would not be expected to cause adverse storm water quality impacts and offer no new opportunity for storm water controls, such as exterior remodeling.

Significant redevelopment includes, but is not limited to: the expansion of a building footprint; addition to or replacement of a structure; replacement of an impervious surface that is not part of a routine maintenance activity; and land disturbing activities related with structural or impervious surfaces. Replacement of impervious surfaces includes any activity that is not part of a routine maintenance activity where impervious material(s) are removed, exposing underlying soil during construction.
Significant Redevelopment means (1) any redevelopment in the City that creates or adds at least two thousand five hundred (2,500) net square feet of additional impervious surface area within or within two hundred (200) feet of an environmentally sensitive area (ESA), where runoff from the redevelopment would discharge directly to receiving waters within the ESA; and (2) any redevelopment in the City that creates or adds the creation or addition of five thousand (5,000) net square feet or more of impervious surface area on an existing developed site.
Significant Redevelopment means (1) any Redevelopment in the City that creates or adds at least 2,500 net square feet of additional Impervious Surface Area within or within 200 feet of an Environmentally Sensitive Area (ESA), where runoff from the Redevelopment would Discharge Directly To Receiving Waters within the ESA; and (2) any Redevelopment in the City that creates or adds at least 5,000 net square feet of additional Impervious Surface Area, if that Redevelopment involves grading any natural slope with a total pre-construction height of 20 feet or more and an average pre-construction slope from toe to top of 25% or more in an area of known erosive soil conditions; and (3) any Redevelopment in the City in a Priority Development Project Category that creates or adds at least 5,000 net square feet of additional Impervious Surface Area.
