CARBON MONOXIDE AND SMOKE DETECTORS. The premises are equipped with one or more carbon monoxide/smoke detection devices collectively referred to as “Detectors”. 1) Lessee acknowledges that the carbon monoxide/smoke detectors were tested at the time of initial occupancy and the Detectors were installed and in proper working condition at that time. Any Detectors that are not in working order at time of occupancy must be reported on the Inventory and Condition Report. 2) Lessees agree to perform weekly tests of each Detector. 3) Lessees agree to keep the Detectors in the locations they were at initial time of occupancy and agree that they will not de-activate any Detectors. 4) Lessees must inform the Lessor immediately by filing a repair request on the website xxx.xxxxxxxxxxx.xxx of any defect or malfunction of the Detectors. Click on “Need a Repair?” 5) Lessees agree that replacement of any deactivated or missing Detectors will be done so at Xxxxxx’s expense.

CARBON MONOXIDE AND SMOKE DETECTORS. The premises are equipped with one or more carbon monoxide/smoke detection devices. Lessee acknowledges that the carbon monoxide/smoke detectors are working properly. If a carbon monoxide/smoke detector does not work, Lessee agrees to replace batteries as needed at Lessee's expense and to inform Lessor immediately of any defect, malfunction, or failure of any carbon monoxide/smoke detector.
CARBON MONOXIDE AND SMOKE DETECTORS. Both one- and two-household dwellings as well as living space in hotels and multiple dwellings must be equipped with smoke detectors and carbon monoxide alarms. In the case of one- and two-family houses the requirement is enforced upon any change in occupancy or any time a permit is required for work being undertaken (N.J.S.A. 52:27D-192). An owner of a one- or two- family house must obtain a Certificate of Smoke Detector and Carbon Monoxide Detector Alarm Compliance from the local fire official responsible for the enforcement of the Uniform Fire Safety Act. The requirement is enforced by the New Jersey Department of Community Affairs under the Regulations for the Maintenance of Hotels and Multiple Dwellings with respect to multiple dwellings (N.J.A.C. 5:10-28.1). No carbon monoxide alarm is required in any building that does not contain any fuel- burning appliances and does not have an attached garage. The enforcing agency may issue a certificate for a seasonal rental unit for a period of 12 months, regardless of the number or frequency of changes in tenancy (N.J.A.C. 5:70-2.3, 2.9, & 4.19). At the request of a tenant who is deaf or hearing impaired and residing in a multiple dwelling or rooming and boarding house, the landlord must provide and install a visual alarm type carbon monoxide detector and smoke detector for that unit or, in the case of a rooming or boarding house resident, for the resident’s sleeping area. The tenant should make his or her request in writing to the landlord (N.J.A.C. 5:10-28.1, 5:27-14.1, 5:70-4.9).
