Common use of Carpet Cleaning Clause in Contracts

Carpet Cleaning. Tenant stipulates any carpeted areas were professionally cleaned upon initial occupancy and free of pet and urine odors and stains. Tenant understands and agrees that walking on dirty and/or soiled carpets will cause damage and shorten life expectancy and therefore agrees to clean any carpeted areas as needed and on a regular basis. Landlord will provide professional carpet cleaning upon vacancy at Tenant’s expense. Costs specifically for professional cleaning of carpets will be automatically deducted, even if carpets are replaced. Carpets that become excessively soiled or stained will be charged extra. Upon vacancy, Tenant acknowledges that Landlord will hire a specific carpet cleaning vendor to test the carpets for urine and that Landlord shall not honor any receipts of carpet cleaning and that Landlord will have the carpets cleaned at Tenants expense with the approved vendor of the Landlord.
