COMMON ITEMS. 12.1 The Tenant shall pay the Landlord on demand a fair proportion of all costs payable by the Landlord for the maintenance, repair, lighting, cleaning and renewal of all Service Media, structures and other items not on the Building but used or capable of being used by the Building in common with other land.
12.2 The Tenant shall comply with all reasonable regulations the Landlord may make from time to time in connection with the use of any of those Service Media, structures or other items.
COMMON ITEMS. Except as otherwise determined by the Directors, all expenses and other items of the Company shall be borne by or allocated to each Holder proportionately based upon the relative net asset values of each Holder. Such common items shall include, but not be limited to, Directors' fees; 1940 Act registration expenses; organizational expenses of the Trust; and accounting expenses relating to the Trust.
COMMON ITEMS. The Tenant shall comply with all reasonable regulations the Landlord may make from time to time in connection with the use of any Service Media, structures and other items not on the Building but used or capable of being used by the Building in common with other land.
COMMON ITEMS. The Tenant must pay to the Landlord on demand a fair proportion of all costs payable by the Landlord for the maintenance, repair, lighting, cleaning and renewal of all Service Media, structures and other items not on or in the Property but used or capable of being used by the Property in common with other land.
COMMON ITEMS. 10.1 The Tenant shall pay the Landlord on demand a fair proportion of all costs payable by the Landlord for the maintenance repair lighting cleaning and renewal of all Service Media structures and other items used by the Property and the Building in common with other land.
10.2 The Tenant shall comply with all reasonable regulations the Landlord may make from time to time in connection with the use of any of those Service Media structures or other items.
COMMON ITEMS. 14.1 The Tenant shall pay the Landlord within 30 days of demand the Tenant’s Proportion of all costs properly payable by the Landlord for the maintenance, repair, lighting, cleaning and renewal of all Service Media, structures and other items not on the Building but used or capable of being used by the Building in common with other land.
14.2 The Tenant shall comply with all reasonable regulations the Landlord may make from time to time in connection with the use of any of those Service Media, structures or other items and notify to the Tenant in writing.
COMMON ITEMS. 15.1 The Tenant shall comply with all reasonable regulations the Landlord may make and notify to the Tenant in writing from time to time in connection with the use of any of those Service Media forming part of the Estate, structures or other items.
15.2 Except to the extent that such costs are included within the Estate Service Costs or the Building Service Costs, the Tenant must pay to the Landlord on demand a fair proportion of all costs payable by the Landlord for the maintenance, repair, lighting, cleaning and renewal of all Service Media, structures and other items not on or in the Building or Estate but used or capable of being used by the Building or the Estate in common with other land.
COMMON ITEMS. All expenses and other items of the Company that are common to more than one Series shall be borne by or allocated to each such Series proportionately based upon the relative net asset values of each Holder. Such common items shall include, but not be limited to, Directors' fees; 1940 Act registration expenses; organizational expenses of the Company, exclusive of organizational expenses attributable to any specific Series; and accounting expenses relating to the Company that are not attributable to any specific Series.
COMMON ITEMS. 10.1 The Tenant shall pay the Landlord within 10 working days of written demand the Tenant's Proportion of all costs payable by the Landlord for the maintenance, repair, lighting, cleaning and renewal of all Service Media, structures and other items not on the Building but used or capable of being used by the Building in common with other land.
10.2 Upon receipt of reasonable prior written notice of such regulation, the Tenant shall comply with all reasonable regulations the Landlord may make from time to time in connection with the use of any of those Service Media, structures or other items.
COMMON ITEMS. 10.1 The Tenant shall pay the Landlord within 14 days of written demand a fair proportion of all costs reasonably and properly incurred by the Landlord for the maintenance, repair, lighting, cleaning and where beyond economic repair renewal of all Service Media, structures and other items not on the Building but used by the Building in common with other land.
10.2 The Tenant shall comply with all reasonable regulations the Landlord may make from time to time in connection with the use of any of those Service Media, structures or other items save where to do so would be materially adverse to the Tenants use and occupation of the Premises and/or its business carried on thereat
10.3 The Tenant shall pay the Landlord within 14 days of written demand thirty-eight per cent (38%) or a fair proportion of all costs and expenses reasonably and properly incurred by the Landlord in connection with:-
(i) the repair and renewal (by way of repair) decoration and maintenance of the Common Parts and the Retained Parts
(ii) complying with the proper recommendations and reasonable requirements of the insurers of the Building (so far as they relate to the Common Parts and/or the Retained Parts) (iii) complying with all laws relating to the Common Parts and Retained Parts
