Compliance With Law and Quality. Tenant shall pay, or cause to be paid, the prevailing rates of wages for all work and shall comply with Section(s) 1720 et seq. of the California Labor Code and related regulations. Tenant shall cause the Work and any other construction, alterations, additions, installations, repairs and refurbishment at any time undertaken on or in the Property to be performed (a) in a workmanlike manner with only new and high quality building materials, (b) in compliance with all applicable building codes and other applicable laws, ordinances, regulations, and orders Landlord and of all federal, state, county, and local governmental agencies or entities having jurisdiction over the Property, and (c) in compliance with all applicable insurance requirements. Without limiting the generality of the foregoing provisions, Tenant shall not permit any component of the Work to be commenced until all required building permits and other governmental permits, licenses and approvals required in connection with such component of the Work have been issued.

Compliance With Law and Quality. All improvements and alterations to the Premises made by or for Tenant shall be constructed and maintained, at Tenant's sole expense, in accordance with all laws, ordinances, regulations, or orders of all federal, state, county, or local governmental agencies or entities having jurisdiction over the Premises, and pursuant to all required permits and approvals. All applications for permits and approvals required by any governmental authority shall be consistent with the plans and specifications previously approved by Landlord hereunder, and Tenant shall provide to Landlord a complete copy of each permit and approval (including any conditions of approval) promptly after receipt thereof.

All improvements shall be constructed, and all work performed on the Property and all buildings or other improvements erected on the Property shall be, in accordance with all valid laws, ordinances, regulations and orders of all federal, state, county, and local governmental agencies or entities having jurisdiction over the Property. All work performed on the Property pursuant to this Lease, or authorized by this Lease, shall be done in a good workmanlike manner and only with materials of good quality and high standard.

LESSEE shall perform or cause to be performed work on the Premises and all buildings or other improvements erected on said Premises, in full compliance with all valid laws, ordinances, regulations, and orders of all federal, state, county, or city governmental agencies or entities having jurisdiction over said Premises. All work performed on said Premises pursuant to this Agreement, shall be done in a good and workmanlike manner and only with new or certified recycled materials of good quality and high standard.
