Construction and Installation of Improvements. 4.1 All of the Improvements shall be constructed and installed in a good and workmanlike manner, in strict conformance with the Plans, with proper and accepted engineering and construction practices, in accordance with the terms of this Agreement, in accordance with the Design Standards, and in accordance with the requirements of law applicable to the work.
4.2 The Developer shall commence construction and installation of the Improvements within Twelve (12) months of endorsement of this Development Agreement and shall complete the construction and installation within Twenty four (24) months of the endorsement of this Agreement.
4.3 In the event that the Developer has not commenced construction of the Improvements within the time limits required above, then the County shall be entitled to terminate this Agreement and the Developer shall not be entitled to commence construction of the Improvements for the Development Area unless and until a further written agreement is entered into between the Developer and the County.
4.4 The Developer shall, where no reasonable access is available, construct and install temporary or emergency accesses satisfactory to the County and the Developer hereby grants to the County an easement across the required land for the period for which the temporary access is required.
4.5 At all times during the construction and installation of the Improvements and during all work by the Developer or its agents related thereto:
(a) The County shall have free and immediate access to all records of or available to the Developer and the Developer's engineer or consultant relating to the performance of the work, including, but without limiting the generality of the foregoing, all design, inspection, material testing and "as constructed" records.
(b) The County may:
(i) exercise such inspection of the performance of the work as the County may deem necessary and advisable to ensure to the County the full and proper compliance by the Developer with the Developer's undertakings to the County, and to ensure the proper performance of the work;
(ii) reject any design, material or work which is not in accordance with the approved Plans, applicable Design Standards or accepted engineering and construction practices;
(iii) order that any unsatisfactory work be re-executed at the Developer's cost;
(iv) order the re-execution of any unsatisfactory design and the replacement of any unsatisfactory material, at the Developer's cost;

Construction and Installation of Improvements. Developer shall construct and install all Improvements as hereinafter provided:
Construction and Installation of Improvements. GROWING ORLANDO shall submit construction plans for Improvements by no later than November 21, 2015 and proceed with all deliberate speed without interruption to obtain all permits and licenses necessary to install the Improvements on the Premises. Unless otherwise agreed to in writing by CITY, GROWING ORLANDO shall commence construction and installation of the Improvements within ninety (90) days of the date all permits have been issued. GROWING ORLANDO shall complete all Improvements by no later than one hundred eighty (180) days after commencement thereof, subject to delays caused by force majeure events. Upon commencement of construction and installation, GROWING ORLANDO shall diligently and continuously proceed with the work until completed. Upon completion GROWING ORLANDO shall furnish CITY two (2) sets of As-Built Drawings of the Improvements, and thereafter GROWING ORLANDO may make minor modifications, alterations and changes to the Improvements without CITY’s approval; provided however, the general character of the Improvements shall not be changed. Likewise, any other changes which may require regulatory approval may not be made without CITY’s consent.
Construction and Installation of Improvements. The Lessee shall have the right to construct and install Improvements upon the Property during the Term of this Lease (as hereafter defined). The Improvements shall include, without limitation, (i) all buildings located, or to be located on the Property, (ii) all site infrastructure improvements, such as fill dirt, piping, electrical and plumbing lines, paving improvements and outdoor lighting, (iii) all building fixtures, such as dividing walls, lighting and plumbing fixtures, built-in shelving and storage areas, and (iii) all warehouse and distribution fixtures which are installed on the Property.
