Construction Supervision Fee. In consideration of Manager’s management of Capital Replacements, each TRS shall pay Manager a Construction Supervision Fee for any Capital Replacements required to be made or approved by a TRS. Manager shall include the Construction Supervision Fee in the budget for the Capital Replacement for approval by the TRS. The Construction Supervision Fee will be paid monthly in arrears based on Capital Replacements made in such month.
Construction Supervision Fee. For any services performed by Manager pursuant to Paragraph 1. I 4, above, Manager shall receive a construction supervision fee equal to ive percent (5"%)ofthe total amount ofconstruction costs approved by Owner, due payable concurrently with the applicable payments to the construction contractor(s) and materialmen. 9.2
Construction Supervision Fee. Landlord may, at its option, retain a construction supervisor to oversee the construction and performance of Tenant's Work and Tenant agrees to reimburse Landlord for Landlord's actual costs incurred as a result of Landlord's review and involvement with Tenant's Work.
Construction Supervision Fee. To the extent that Manager is asked to supervise or oversee any capital improvement or tenant improvement project related to the Property, Owner shall pay to Manager a construction supervision fee (“Construction Supervision Fee”) equal to five percent (5%) of the hard costs of the specific capital improvement project or tenant improvement project. Unless Owner and Manager agree otherwise, the Construction Supervision Fee for each project shall be payable in equal monthly installments based on the schedule for construction of such construction project.
Construction Supervision Fee. Landlord shall have the right to supervise all aspects of the construction of the Suite 505 Improvements; provided, however, that Landlord shall have no responsibility for the management or oversight of the Suite 505 Tenant Improvements. Tenant shall pay to Landlord a construction supervision fee in an amount equal to four percent (4%) of the construction costs, including hard and soft costs, thereof, and such amount shall be deducted from the Suite 505 Tenant Improvement Allowance.
Construction Supervision Fee. An amount equal to 3.5 percent of Hard Construction Costs payable by City to Developer under the terms hereof.
Construction Supervision Fee. Any third party fees incurred by Landlord in conjunction with its construction supervision/coordination and, in addition, Tenant shall pay to Landlord a construction supervision fee equal to one percent (1%) of the total Hard Costs (as hereinafter defined), which costs shall be paid from the Construction Allowance, to the extent sufficient for the same, otherwise Tenant shall reimburse Landlord for such costs on demand. As used herein, the “Hard Costs” shall mean the following costs incurred in connection with the Work: all design costs, architectural and engineering fees, construction, permits, construction management fees, project management fees, costs of materials, labor and materials, construction document costs, telecommunications and data cabling and wiring, and Tenant’s security equipment.
Construction Supervision Fee. Borrower shall be entitled to receive the remaining School Construction Supervision Fee from the SCA in accordance with the School Unit Purchase Agreement and in accordance with Section 2.11 of this Agreement.
Construction Supervision Fee. Landlord or its affiliate shall supervise the Tenant Improvements and act as a liaison between the contractor and Tenant and coordinate the relationship between the Tenant Improvements, the Building, and the Building’s systems. In consideration for Landlord’s construction supervision services, Landlord may pay a construction supervision fee from the Tenant Improvement Allowance equal to three percent (3%) of the total construction costs contracted for by Landlord (which shall exclude (i) Landlord’s Work, (ii) the cost of the IT room and supplemental HVAC equipment and any work that Tenant performs (or has performed) for movement, and installation its IT room and supplemental HVAC related thereto, (iii) furniture, fixtures, security system, equipment or cabling and wiring, (iv) architect and engineering fees, (v) permit and inspection costs, and (iv) other similar soft costs, regardless of whether the items in (i) through (vi) are paid for by Tenant, Landlord or as part of the Tenant Improvement Allowance).
Construction Supervision Fee. Manager shall be entitled to receive, as compensation for any construction supervision services performed by Manager as described in Section 3.3 of this Agreement, five percent (5%) of the Hard Construction Costs of each project for which Manager performs such services (the “Construction Supervision Fee”). In addition, Owner shall reimburse Manager for all reasonable expenses related to such construction supervision services.
