The Covered Parking clause defines the terms under which tenants or occupants are granted access to parking spaces that are sheltered from the elements, such as those in a garage or under a carport. This clause typically specifies the number of covered spaces provided, any associated fees, and rules regarding their use, such as restrictions on vehicle type or maintenance activities. Its core practical function is to clarify parking entitlements and responsibilities, thereby preventing disputes over parking arrangements and ensuring orderly use of the property’s parking facilities.
COVERED PARKING. The Landlord will grant the Tenant 1 additional reserved --------------- covered parking space in the building's covered parking garage. This will be at no additional cost to the Tenants during the additional term.
COVERED PARKING. Tenant's Parking Allotment shall include twenty-six (26) reserved covered parking spaces at the market rate, which is currently Thirty-Five and 00/100 Dollars ($35.00) per month, per parking space. A separate license agreement shall be entered into by and between Landlord and Tenant for said reserved parking spaces.
COVERED PARKING. Landlord shall supply Tenant with one (1) free covered parking space per 1,000 square feet of Rentable Area at no charge to the Tenant for the initial sixty (60) months of the Term. During any renewal term pursuant to Section 44, covered parking will be charged at the then-prevailing rate for the Project.
COVERED PARKING. Tenant shall be provided 1 covered, reserved parking space(s) (“Covered Reserved Spaces”) in the location shown on Exhibit “A-2” attached hereto. The Covered Reserved Space is included within the Basic Annual Rent; provided that Landlord, in its sole discretion, will consider Tenant’s request to utilize 1 additional Covered Reserved Space on a month-to-month basis at the rate of $50.00 per stall per month (See Paragraph 18 and Exhibit “A-2”).

COVERED PARKING. If available, Tenant shall, for the first year of the Term, have the use for a cost of $35.00 per space per month, of zero (0) covered parking spaces located in the covered parking facilities of the Project. Thereafter, the cost for such covered parking space shall be thirty five dollars $35.00 per space per month. Tenant may procure (one space for each whole 1,000 square feet of Actual Space, if available) the exclusive use of additional covered parking spaces, up to zero (0) spaces, in said covered parking facilities for an additional monthly charge of $35.00 per space, which charge shall be paid monthly at such time and place as set forth herein for the payment of Basic Rent.
COVERED PARKING. Subject to Section 18.7 and Paragraph 14 of Exhibit E, Tenant shall have the non-exclusive, un-reserved right to use, on a first-come, first served basis, up to 15 of the covered parking spaces in the covered parking area serving the Building at no additional charge.
COVERED PARKING. The covered parking in the rear of the building will continue, at the discretion of the Landlord, to be assigned in accordance with the January 26, 1993 letter from Landlord to Tenant.
COVERED PARKING. Sublessee shall have ten (10) reserved covered parking stalls at no charge for the term of this Sublease.
COVERED PARKING. Per the lease dated November 28, 1995, the Tenant received one (1) free covered, reserved parking space for Suite K192. Due to the Tenant's expansion, the Tenant shall now receive a total of two (2) free, covered reserved parking spaces through out the term of the lease at no charge. The Landlord reserves the right to designate the location of said parking spaces.
