Demised Term. The "Demised Term" of this Lease shall be for a period of 3 years beginning on May 1, 1998, and ending on April 30, 2001.
Demised Term. A. The Demised Premises are leased for a term (referred to as the "Demised Term") to commence on the execution and delivery of this Lease and to end on August 31, 2001, unless the Demised Term shall sooner terminate pursuant to any of the terms, covenants or conditions of this Lease or pursuant to law.
Demised Term. The phrase "Demised Term" is hereinafter used in this Lease to refer to the Original Term and the Extension Term, if exercised.
Demised Term. A. The Demised Premises are leased for ------------ a term (referred to as the "Demised Term") to commence on May 1, 2000 and to end ------------ on the last day of the calendar month in which the date immediately preceding the date which is six (6) months next following the fifteenth (15/th/) anniversary of the Additional Space Commencement Date (as defined in Section 38.01) shall occur, unless the Demised Term shall sooner terminate pursuant to any of the terms, covenants or conditions of this Lease or pursuant to law.
Demised Term. The term ("Demised Term") of this Sublease shall, commence on the earlier of (i) the date on which Subtenant, with Sublandlord's approval, shall take possession of the Demised Premises for the operation of its business therefrom, or (ii) November 1, 1998. The dates for the commencement and expiration of the Demised Term are referred to in this Sublease as the "Commencement Date" and the "Expiration Date", respectively.
Demised Term. The "Initial Term" of this Lease and ------------ ------------ Tenant's obligation to pay Rent (as hereinafter defined) shall commence on the Completion Date and shall end fifteen (15) years following the first day of the first Lease Year (as hereinafter defined). Landlord and Tenant may enforce and Landlord and Tenant agree to be bound by the terms and conditions of this Lease from the date of execution hereof. Within thirty (30) days of the Completion Date the parties shall sign Exhibit D attached hereto setting --------- forth the exact agreed Completion Date.
Demised Term. This Lease shall be for a term of ten (10) years (plus any partial month if the Commencement Date is other than the first day of the month) ("Demised Term"), unless earlier terminated pursuant to the terms of this Lease, beginning the date on which Landlord substantially completes the leasehold improvements, as evidenced by a certificate of occupancy issued by the City of Melbourne, in accordance with Paragraph 5 hereof and delivers the Demised Premises to Tenant ("Commencement Date"), and ending the last day of the one hundred twentieth (120th) month following the Commencement Date ("Expiration Date"). Within thirty (30) days following the Commencement Date, Landlord and tenant shall confirm the Commencement Date in writing. The Commencement Date shall be as specified in Paragraph 6b. hereof.
Demised Term. The Original Term and any Renewal Term resulting from the exercise of the Renewal Option are collectively referred to in this Lease as the "Demised Term."
Demised Term. The "Demised Term" of this Lease and Tenaxx'x xbligation to pay rental hereunder shall commence on the "Commencement Date" which shall be the earlier of (a) the day following the last day allowed to Tenant for completion of "Tenant's Alterations" as that term is hereinafter defined, or (b) the day which Tenant shall open the Demised Premises for business operations, and shall end ten (10) years from (I) the Commencement Date if the Commencement Date is the first day of a calendar month, or (II) the first day of the first calendar month following the commencement date if the Commencement Date is not the first day of a calendar month. Notwithstanding the foregoing provisions of this Section and except for any obligation Tenant to pay rental until such date as it shall initially become due, Landlord may enforce and Tenant agrees to be bound by the terms and conditions of this Lease from the date of execution hereof. Tenant hereby agrees that if it fails to surrender the Demised Premises at the end of the Demised Term, or any renewal thereof, Tenant will be liable to Landlord for any and all damages which Landlord shall suffer by reason thereof, and Tenaxx xxxl indemnify landlord against all claims and demands made by any succeeding tenants against Landlord, founded upon delay by Landlord in delivering possession of the Demised Premises to such succeeding tenant. For the period of six (6) months prior to the expiration of the Demised Term, Landlord shall with reasonable notice to Tenant have the right to display on the exterior of the Demised Premises a "For Rent" sign and during such period Landlord may show the Demised Premises and all parts thereof to prospective tenants during normal business hours.
Demised Term. A. The Demised Premises are leased for a term (referred to as the “Demised Term”) to commence on a date, fixed by Owner in a notice to Tenant, not sooner than five (5) days next following the date of the giving of such notice, which notice shall state that Owner has, or prior to the commencement date fixed in said notice will have, substantially completed Owner’s Initial Work (provided Owner actually delivers possession of the Demised Premises to Tenant in the condition required hereunder and in accordance with such notice) and to end on the last day of the calendar month in which the day immediately preceding the date which is five (5) years and three (3) months following the commencement of the Demised Term shall occur, unless the Demised Term shall sooner terminate pursuant to any of the terms, covenants or conditions of this Lease or pursuant to law.
