DRAIN STOPPAGES. As of the date of this Agreement, Owners warrant that the dwelling’s sewage drains are in good working order and that they will accept the normal household waste for which they were designed. They will not accept things such as diapers, sanitary napkins, tampons, children’s toys, wads of toilet paper, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, rocks, or newspapers. Tenants agree to pay for clearing the drains of any and all stoppages except those which the plumber who is called to clear the stoppage will attest in writing were caused by defective plumbing, tree roots, or acts of God. Please use a drain filter to save unnecessary time & money with repairs.

Tenant agrees to pay for cleaning the drains of any and all stoppages, except incidents created by tree roots or structural defects.

Tenant agrees to pay for clearing the sewer drains of any and all stoppages, except for those stoppages which the LESSOR will agree were caused by defective plumbing, tree roots, acts of nature, or which are declared in writing to have been so caused by the plumber or other person who is called to clear the stoppage.

Please verify that all plumbing is working and lines are clear at move in. We don’t live there. We don’t flush cooking grease down the drain or Hot Wheels down the toilet. Stopped sinks and drains are the tenant’s responsibility.

Tenant is responsible for the clearing of all clogged drains, garbage disposals, toilets and sewer lines on the Premises unless said stoppage is the result of a structural defect or root growth in the sewer line. Drains will not accept items such as diapers, sanitary napkins, tampons, wipes, wads of toilet paper, balls of hair, grease, oil, large or hard table scraps, rags, newspapers, etc. Tenant agrees to pay for clearing any pipes or drains of any and all stoppages and for all costs of repair to any pipes or drains, whether on or off the Premises, due to any violation, except such as are solely caused by natural deterioration, structural defect or root growth. Xxxxxx agrees to own and use a plunger when necessary.

Xxxxxx agrees to keep quarters clean and in a sanitary condition. The Tenants agree not to permit any deterioration or destruction to occur while they are occupying the property.

Toilets and sinks will not accept items such as diapers, sanitary napkins, children’s toys, excessively large wads of toilet paper, balls of hair, grease, paper towels, oil, table scraps, clothing, rags, sand, dirt, rocks, or newspapers. Damage from all such problems will be paid by the Tenant.

They will not accept such things as disposable diapers, sanitary napkins, tampons, children’s toys, wads of toilet paper, paper towels, cups, dental floss, tooth brushes, hair brushes, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, rocks, or newspapers. Tenants agree to pay for clearing the drains of any and all stoppages except those which the plumber who is called to clear the stoppage will attest in writing were caused by defective plumbing, tree roots, or acts of God. This includes toilets, kitchen sinks, bathroom sinks, and bathtubs. All tenant abuse either by accident or intent will be the sole responsibility of the tenant(s) on the lease. Trash: Tenant(s) agree to get trash service and dispose of their ordinary household trash by placing it into a receptacle for periodic collection. Tenant(s) are responsible for providing appropriate trash receptacles with lids and storing the trash in a sanitary manner until it can be collected. Tenant(s) agree to place and retrieve their trashcans from the curb by the following day or as per local ordinances whichever is less. Tenant(s) also agree to dispose of their extraordinary household trash, such as Christmas trees, damaged furniture, broken appliances, large items, excessive trash, and the like, either by compacting it so it will fit inside the trash cans, by hauling it to the dump or calling for special pickup. Tenant(s) may not keep any moving boxes, trash, paper, discarded items, etc. in the front yard of the property and must be discarded by the second week of move in. Locks: Tenant(s) agree that they will not change the locks on any door or mailbox without first obtaining the landlord/manager’s written permission. Tenant(s) must not place any keyed locking doorknobs on any interior doors without first obtaining the landlord/manager’s written permission. Having obtained permission, tenant(s) agree to pay for the cost of changing the locks. Tenant(s) must provide the landlord/manager with two (2) duplicate keys for each lock replaced. Any locks that are removed or replaced must be surrendered to the landlord/manager with all corresponding keys. They will not accept things such as sanitary napkins, tampons, children’s toys, balls of hair, grease, oil, table scraps, clothing, rags, sand, dirt, rocks, or newspapers. Non-Liability. Tenant hereby states that work or repairs that need to be done will be handled by competent professionals, unless Xxxxxx is qualified and capable of doing the work by itself and doing it properly, in a safe manner that meets all federal, state and local regulations and has written approval from Landlord. Tenant further states that it will be legally responsible for any mishap it either do itself or hires other to do. Landlord will be held free from harm and liability along with it agents and representatives. In the event that needed repairs are beyond Tenant’s capacity, Xxxxxx is urged to arrange for professional help.
