Tenant Initials. The Landlord shall pay real estate taxes and maintain fire insurance on the premises. Tenant acknowledges the Landlord’s fire insurance on the premises provides no coverage on Tenant’s personal property. The Tenant agrees to maintain "Tenant's insurance package" (fire insurance package, liability accommodation and belonging insurance coverage) including no less than $2 million dollars liability, during the term of the lease and provide the Landlord with proof of the same one week prior to occupancy. The Tenant agrees to participate in the separation of recycling, organic waste and general garbage, to use the appropriate bins provided to dispose of said waste and to bring the bins to the curb (where applicable) according to the schedule provided for collection and bring them back into the designated area. The Tenant further understands that the garbage and recycling bins are shared and if the Tenant has more waste than can be reasonably placed in the bin, they are responsible for disposing of their excess garbage properly and incurring those costs (I.e. garbage tags/ waste removal). The apartment will be inspected prior to vacancy, if the apartment has not been cleaned, debris and garbage not removed, the Tenant agrees to pay for a cleaning service.
