External Appearance. The appearance of any new buildings must be maintained as built except for normal weathering effects. Existing buildings must be maintained to prevent any further significant deterioration given the particular historical importance of the listed buildings.
External Appearance. 4.8.1 Not to allow a flag placard sign or poster of any description to be displayed so as to be visible outside the Property.
4.8.2 Not to obscure the windows or doors of the Property with any material other than domestic curtains and blinds.
External Appearance. Subject to the rights of the First Owner and the rights of the Owners of the Commercial Units herein provided, no Owner shall, without the prior consent in writing of the Manager:
(a) paint the outside of the Building or the Land or any part thereof;
(b) do or permit to be done any act or thing which may or will interfere with or alter the facade or external appearance of the Land or the Building, and in particular and save as herein expressly provided, no external shades, awnings, fences, metal grilles, partitions or any other structure or thing shall be placed, installed, exhibited, affixed, erected or attached or caused or permitted to remain in or any part of the external walls, A/C platform(s), platform(s) above any projecting bay window, main roof(s), flat roofs or top roofs of the Building;
(c) cause or permit or suffer any part of the external walls of the Building to be wholly or partially blocked;
(d) change the colour or appearance of any window(s), door(s) of utility platform(s), balcony(ies), flat roof(s), roof(s) or door(s) leading out to any part of the Common Areas and Facilities or is/are visible from the Common Areas and Facilities of any Unit;
(e) alter or remove the railings or balustrades in any utility platform, balcony, flat roof or roof of any Residential Unit; or
(f) interrupt, alter or remove, or cause or permit or suffer any claddings to the pipes in or on any utility platform, balcony, flat roof or roof of any Residential Unit to be interrupted altered or removed.
External Appearance. No Owner shall, without the prior consent in writing of the Manager:
(a) paint the outside of the Building or the Land or any part thereof;
(b) do or permit to be done any act or thing which may or will interfere with or alter the facade or external appearance of the Land or the Building, and in particular and save as herein expressly provided, no external shades, awnings, fences, metal grilles, partitions or any other structure or thing shall be placed, installed, exhibited, affixed, erected or attached or caused or permitted to remain in or any part of the external walls, A/C platform(s), platform(s) above any projecting bay window, main roof(s), flat roofs or top roofs of the Building;
(c) cause or permit or suffer any part of the external walls of the Building to be wholly or partially blocked;
(d) change the colour or appearance of any window(s), door(s) of utility platform(s), balcony(ies), flat roof(s), roof(s) or door(s) leading out to any part of the Common Areas and Facilities or is/are visible from the Common Areas and Facilities of any Unit;
(e) alter or remove the railings or balustrades in any utility platform, balcony, flat roof or roof; or
(f) interrupt, alter or remove, or cause or permit or suffer any claddings to the pipes in or on any utility platform, balcony or flat roof of any Unit to be interrupted altered or removed.
External Appearance. Because of the visibility of the Premises to pedestrians in and around the Building, the décor, fixtures, and furnishings in the Premises which are visible from outside of the Premises, together with any changes thereto, shall be subject to the prior written approval of Landlord, and Tenant shall at all times maintain same in a visually professional manner. Landlord may from time to time photograph the Premises from any shared Building lobby and/or other exterior Common Area location to memorialize the external appearance of the Premises. Signs, banners, streamers, advertising decals, balloons, card tables, statues, inflatable figures and similar items in the Premises shall not be visible from the exterior of the Premises, nor shall Tenant place any items on the exterior walls or doors of the Premises or in the Common Areas. Tenant shall not at any time permit the door(s) to the Premises from the Building lobby or other Common Areas to remain open.
External Appearance. You must not fix any flags, placards, signs or posters so as to be visible outside the Property. The windows and doors of the Property must not be obscured by anything other than domestic curtains and blinds.
External Appearance. 9.1 The primary external cladding shall be constructed of either rendered or bagged and painted brick. Light weight cladding such as “Xxxxx” and “Blueboard” with a rendered finish is also permitted. No face brick is permitted as a primary cladding.
9.2 Any secondary external cladding shall be constructed of either timber, texture coated fibre cement, corrugated Colorbond® sheeting, stone or face brick. Secondary external cladding shall only be used as an in-fill feature wall panel which compliments the primary cladding.
9.3 The Owner is to ensure that no more than 40% of the external cladding surface shall comprise of timer construction or other secondary cladding material.
9.4 The Owner is to ensure that the front façade consists of either primary and secondary claddings which compliment each other, or primary cladding of a minimum of two different colours.
9.5 if the Land is on a corner and has 2 street frontages, then the frontage which is the recognised street address of the land is the frontage which need to comply with the front façade provisions of the Covenants and the secondary street frontage must also provide for an active interaction with the street and avoid exposed services and other things (e.g. blank walls) which may detract from the overall aesthetic appearance of the dwelling, its neighbourhood and the Estate in general.
9.6 A dwelling house must not be constructed from second hand or substandard materials.
9.7 The Owner is to ensure that at least 15% of the area of the front façade (not including garage/carport) will consist of windows
9.8 Where the dwelling house is located on a corner Lot at least one habitable room window is to face the secondary street. This window must be at least 0.6 meters wide.
9.9 The Primary Entry to the house must incorporate a covered roof area of at least 2 square meters for dwellings on lots smaller than 500 square meters and 4 square meters for dwelling on lots greater than 500 spare meters.

(c) cause or permit or suffer any part of the external walls of the Building to be wholly or partially blocked;
(d) change the colour or appearance of any window(s), door(s) of balcony(ies), flat roof(s), roof(s) or door(s) leading out to any part of the Common Areas and Facilities or is/are visible from the Common Areas and Facilities of any Unit;
(e) alter or remove the railings or balustrades in any balcony, flat roof or roof of any Residential Unit; or
(f) interrupt, alter or remove, or cause or permit or suffer any claddings to the pipes in or on any balcony, flat roof or roof of any Residential Unit to be interrupted altered or removed.
External Appearance. No Owner shall, without the prior consent in writing of the Manager :-
(a) paint the outside of the Land or the Development or any part thereof;
(b) do or permit to be done any act or thing which may or will interfere with or alter the facade or external appearance of the Land or the Development, and in particular and save as herein expressly provided, no external shades, awnings, fences, metal grilles, partitions or any other structure or thing shall be placed, installed, exhibited, affixed, erected or attached or caused or permitted to remain in or any part of the external walls, private roofs, private flat roofs or Upper Roof and/or Top Roof of the Development (save for those parts of the roof which form part of a Residential Unit) and no alterations may be made to the cladding on the external walls (which include, for the avoidance of doubt, cladding within the area of any balcony or utility platform) of the Development;
(c) cause or permit or suffer any part of the external walls of the Development to be wholly or partially blocked;
(d) change the colour or appearance of any window(s), door(s) of utility platform(s), balcony(ies), window flower box(es), private flat roof(s) or door(s) leading out to any part of the Common Areas and Facilities or is/are visible from the Common Areas and Facilities of any Unit;
(e) alter, remove, repair or otherwise change the appearance of the windows, railings or balustrades in any Residential Unit, utility platform, balcony, window flower box or private flat roof (if any). Any repair or maintenance of such balcony, window and/or balustrades shall be carried out by a contractor approved by the Manager using such materials and adopting such design and colour as approved by the Manager; or
(f) interrupt, alter or remove, or cause or permit or suffer any cladding to the pipes in or on any utility platform, balcony or private flat roof of any Unit to be interrupted altered or removed.
