LEASE COMMENCEMENT DATE AND LEASE TERM. Subject to Paragraph 2.4 below, the term of this Lease shall begin, and the Lease Commencement Date shall be deemed to have occurred, on the Intended Commencement Date, as set forth in Article 1 (the "Lease Commencement Date"). The term of this Lease shall in all events end on the Lease Expiration Date (as set forth in Article 1). The Lease Term shall be that period of time commencing on the Lease Commencement Date and ending on the Lease Expiration Date (the "Lease Term").

The term of the Lease shall end on the Lease Expiration Date (as set forth in Article I), irrespective of whatever date the Lease Commencement Date is determined to be pursuant to the foregoing sentence. The Lease Term shall be that period of time commencing on the Lease Commencement Date and ending on the Lease Expiration Date (the “Lease Term”). Notwithstanding the above, Tenant shall have the right to enter the Premises following Lease execution in accordance with all the terms of this Lease (other than the obligation to pay rent until the stated dates) for the purpose of planning, fit up, and installing alterations (subject to Landlord approval). Prior to entering the Premises Tenant shall put all utility services in its name and pay the ongoing costs of utilities, landscape, maintenance and building service contracts.
