Lessor Responsibilities. Lessor agrees to repair all underground pipes and to relieve stoppage of the same after reasonable notice from the Lessee, if due to natural causes or deterioration, provided, however, that Lessor shall not be responsible for the same if such is caused by carelessness, neglect or improper use by Lessee. Lessee agrees that Lessor shall not be responsible for the repair of such underground pipes or stoppage unless Lessor has been given reasonable notice by Lessee and a reasonable time to cure. In the event that such stoppage is the fault of Lessee, Lessee shall immediately reimburse the Lessor for the costs of repairing or unstopping such pipes. Lessor shall not be responsible for any damage incurred by Lessee for its failure to make such repairs. Lessee agrees to install proper water connections from the water supply to the mobile home and to install a clean-out and access door to the sewage line for the purpose of cleaning out the line. Lessor reserves the right to, at any time during the term of this lease, increase the lot rent by an amount not to exceed 15% of current monthly rate if deemed necessary due to increase in Lessor’s taxes, water rates, garbage collection fees, or other variable costs incurred in the operation of said premises. Lessor reserves the right, at any time during the term of this lease to discontinue providing basic cable and/or change cable providers. Lessor also may at any time during the term of this lease add internet service at an additional cost to Lessee.
Lessor Responsibilities. Nothing in this Lease requires the Lessor to remove or remediate (or otherwise incur any liability with respect to) Hazardous Materials including asbestos, asbestos-containing materials, PCBs, and lead-based paint in, on, or under the Premises unless disturbed by the Lessor.
Lessor Responsibilities. In addition to any other promises and covenants identified herein, Lessor shall have the following responsibilities under this MOU:

b. Comply with all applicable federal, state and local laws, regulations and orders concerning workplace safety.
c. Timely pay Shared Personnel consistent with applicable law and their employment agreements, if any.
d. Work cooperatively with Lessee to ensure compliance with all applicable wage and hour laws for nonexempt Shared Personnel, including, but not limited to, providing work schedules (including compliant scheduled meal and rest periods) to Shared Personnel and timely paying Shared Personnel for all overtime and meal and rest period premiums, if applicable, and providing accurate wage statements.
e. Ensure that Shared Personnel maintain the qualifications and competency necessary to provide the Services, including but not limited to: (i) complete all required training, including, but not limited to initial and annual training on mandated child abuse and neglect reporting; (ii) are free from active tuberculosis; (iii) have passed a criminal background check through the Department of Justice; (iv) have not been convicted of a serious or violent felony (as defined by Penal Code §§ 667.5 and 1192.7), sex offense as defined by Education Code § 44010, or a controlled substance offense (as defined by Education Code § 44011); (v) are eligible to work in the United States; and (vi) maintain in good standing all applicable licenses and credentials.
f. Supervise and evaluate Shared Personnel and make and implement, in its sole discretion, all employment-related communications and decisions with respect to Shared Personnel, including, but not limited to matters relating to discipline, termination, accommodations, disability claims, complaints, leaves of absence, compensation and benefits.
g. Administer trainings, leaves of absence, disability accommodations and other duties of an employer as required by applicable law.
h. Assuming Lessor participates in CalSTRS or CalPERS, the Parties acknowledge Shared Personnel are employees of the Lessor for CalSTRS or CalPERS purposes.

Lessor shall be solely and completely responsible for responding and complying with any administrative notice, order, request or demand, or any third party claim or demand relating to potential or actual environmental contamination by Hazardous Substances which were in, on, or under the premises by reasons of Lessor's activities on the premises or for any reason other than those which are the responsibility of Lessee under Article 16.3 below, including, but not limited to, response, clean-up, and removal. The responsibility conferred under this Section 16.2, includes, but is not limited to, responding to such orders on behalf of Lessee and defending against any assertion of Lessee's financial responsibility or individual duty to perform under such orders. Under no circumstances is either party responsible to the other for any Hazardous Substance contamination in, on or under the property by reason of activities by or conduct of prior Owners, Lessees, or Possessors, their employees, agents, affiliates, licensees, contractors or invitees at any time prior to the date this Lease was executed.
Lessor Responsibilities. The lessor guarantees that the animal subject to this lease is serviceably sound and as represented to the lessee with respect to bloodlines, age, health, temperament and training, with the following noted exceptions: Misrepresentation of this animal on part of the lessor unless adjusted to the satisfaction of the lessee shall be sufficient cause for termination of the lease and seeking of damages.

Lessor Responsibilities. If Lessee is not in default under this ------------------------ Lease, Lessor shall not interfere with Lessee's quiet enjoyment of the Premises. During the term hereof, Lessor shall maintain the roof and structural components and mechanical components, including air conditioning and plumbing (excluding doors and glass) in good order and repair, except as any of such responsibilities and/or costs are specifically allocated to Lessee in this Lease, any damage thereto as a result of the negligence or act of Lessee, its agents, servants, or employees, in which event the costs shall be the responsibility of Lessee.
