Payment of First Month’s Rent. Upon execution hereof by Sublessee, Sublessee shall pay to Sublessor the sum of Fifty-Four Thousand Two Hundred Twenty-Five and 60/100 Dollars ($54,225.60), which shall constitute Base Rent for the first month of the Term.
Payment of First Month’s Rent. Upon execution hereof by Subtenant, ----------------------------- Subtenant shall pay to Sublandlord the sum of Two Hundred Fifty-One Thousand Eight Hundred Twelve Dollars ($251,812), which shall constitute Base Rent for the first month of the Term during which Base Rent is due.
Payment of First Month’s Rent. Tenant shall pay to Landlord, upon delivery of a copy of this First Amendment executed by Tenant, the amount of Twelve Thousand Six Hundred Twenty Six and 95/100 Dollars ($12,626.95), representing the Basic Rent due from Tenant for the Expansion Premises and Additional Patio Area for the first (1st) month following the Expansion Date.
Payment of First Month’s Rent. Tenant shall, on the Rent Commencement Date with respect to each floor of the Premises, pay to Landlord an amount equal to one-twelfth of the Annual Fixed Rent, calculated on the basis of such floor of the Premises. If a Rent Commencement Date is other than the first day of a calendar month, Annual Fixed Rent for such month shall be prorated on a daily basis to the end of said calendar month, and shall be payable, together with the payment of one-twelfth of the Annual Fixed Rent with respect to each floor, on the applicable Rent Commencement Date.
Payment of First Month’s Rent. Tenant has, simultaneously with the execution and delivery of this Lease, paid to Landlord an amount equal to one-twelfth of the Annual Fixed Rent for the entire Premises, to be applied to the first installment(s) of Annual Fixed Rent due under this Lease. Landlord shall hold the amount paid by Tenant under this Section 5.2 in trust until the same is applied pursuant to this Section or any other provision of this Lease.
Payment of First Month’s Rent. Concurrently with the execution of this Sublease by Sublessee, Sublessee shall pay to Sublessor the amount of $19,896 on account of rent due hereunder for the first month of the initial term of this Sublease. Once the final rentable area of the Subleased Premises and the duration of any early entry by Sublessee are determined, Sublessor shall notify Sublessee of any resulting adjustment to the rent due for the first month.
Payment of First Month’s Rent. The first month’s rent payment will be required upon signing the lease agreement, prior to moving in to the apartment. First months rent may be deferred pending financial aid payment with proof from the financial aid office that aid disbursements.
Payment of First Month’s Rent. Within one (1) business day of execution of this First Amendment, Tenant shall pay to Landlord the first installment of Monthly Rent.
Payment of First Month’s Rent. On the first to occur of the Commencement Date and the Early Occupancy Date, Sublessee shall pay to Sublessor the sum of One Hundred Forty Thousand Nine Hundred Sixty Five Dollars ($140,965.00), which shall be applied to Base Rent for the first full calendar month following the sixty-first (61st) day after the Commencement Date. If the sixty-second ( 62nd) day after the Commencement Date is not the first day of a calendar month, then on the Commencement Date, Sublessee shall also pay to Sublessor the Base Rent for the fractional month running from said 62nd day until the last day of the calendar month in which said 62nd day falls.
Payment of First Month’s Rent. Upon receipt of Master Lessor’s consent to this Sublease, Sublessee shall pay to Sublessor the sum of Fifteen Thousand Dollars ($15,000), which shall constitute Base Rent for the first month of the Term.
