MOVING IN. The Tenant agrees to move in to the Leased Premises after 3:00 p.m. on the first day of the Tenant’s tenancy. If the deposit or the signed Xxxxx has not been received by the department of Student Housing and Residence Life three business days before the move-in day/time, the Tenant agrees to allow three business days from the date/time the deposit and the signed Lease are received by the department of Student Housing & Residence Life before taking possession of the unit. The Tenant shall remain responsible to pay Rent from the first day of the Lease even if the Tenant does not move into the Leased Premises on the first day of the Lease. On moving into the Leased Premises, the Tenant will review and immediately return to the Landlord a “Check-In/Check-Out Form”. Failure to submit said report will result in the Landlord assuming the Leased Premises are in perfect condition.
MOVING IN. 4.2.1 The Tenant shall be deemed to have accepted the Room, the Flat the Common Parts and the Building as being in good and tenantable repair and condition and fit for the purposes for which they are intended to be used as at the commencement of the Tenancy Period except and to the extent that any deficiencies in the condition and repair of the Room, the Flat, the Common Parts and/or the Building shall have been expressed in writing to the Management Company by the Tenant within 24 hours of the commencement of the Tenancy Period.
MOVING IN. If you move in to the Accommodation without having accepted this Agreement the University will consider that you have accepted this Agreement by your actions.
MOVING IN a. No Tenant may take possession or pick up keys to an apartment if any Tenant on the Lease has any outstanding or unpaid Lease obligations, including, but not limited to unpaid rent, or incomplete lease documents.
b. Tenant may pick up keys at the Landlord’s Rental Office during regular business hours by the Tenant named on the Lease. Special arrangements for key pick-ups should be made in advance and may be made at the discretion of the Rental Office.
c. Tenant shall promptly examine the apartment and return the required Move-In Inspection form noting condition of the premises within five days of taking possession of premises, which will be considered the date that keys are issued. Photos documenting any deficient condition are recommended for all move-in apartment inspections and shall be provided to Landlord in physical form (printed or on a disposable USB drive) when returning the move-in inspection form.
d. If Tenant shall not return to the Landlord’s Rental Office the completed Move In Inspection form within five days of the date the Tenant took possession of the apartment, it shall be deemed conclusively that the Tenant has received the apartment in good condition, and all furniture and appliances therein in good order and repair.

MOVING IN. You must abide by the published move-in schedule for arrival. Requests for early arrivals will be limited by building readiness, and there may be a charge assessed for early move-in. If you plan to arrive after your scheduled move-in date, you must inform Residence Life in writing from your W&M email account. If you enroll at the University but fail to move into your assigned residence, you are still responsible for the full academic year room rent.
MOVING IN. 4.1. You will be able to move into your room as per your booking slot. Arrival instructions will be made available in the arrival email that We will send to You.
4.2. On occasions, a room might not be ready to occupy at the start of the Licence Period. If that happens in Your case, We will provide You with reasonably suitable alternative accommodation until the Room is ready for You. If the replacement room is of a higher standard, We will only charge You the Fees You agreed to pay for the Room. If the replacement room is of a lower standard, We will charge You the rate applicable to the replacement room.
4.3. As long as the alternative accommodation is of a similar standard to the Room, You must accept the substitution. If We cannot offer You reasonably suitable alternative accommodation, You may terminate this Agreement by giving Us notice in Writing. If You do that, We will refund You any money you have paid for the Room and We will have no further liability to You.
MOVING IN. 5.1. You will be able to move into the Room from 14.00 hours on the first day of the Licence Period. Arrival instructions will be made available in the arrival email that We will send to You.
MOVING IN. 3.1 Provided You have paid the Deposit and the first instalment of Fees, you will be able to move into the Room at 08.00 hours on the first day of the Licence Period. Arrival instructions will be made available shortly before the Licence Period starts
3.2 Restrictions on parking apply. Please see clause 12 of these terms and conditions.
3.3 On occasions, a room might not be ready to occupy at the start of the Licence Period. If that happens in Your case, We will provide You with reasonably suitable alternative accommodation until the Room is ready for You.
3.3.1 As long as the alternative accommodation is of similar quality to the Room, You must accept the substitution. If We cannot offer you a reasonably suitable alternative accommodation, You may terminate this licence by giving us notice in Writing. If You do that, any money paid will be refunded. 4. Who may use the Room, privacy and access
4.1 Our agreement is with You, and only You may live in the Room.
4.2 You may have a maximum of one overnight guest, for one night in any consecutive seven nights. You must complete a guest form (at the Residence’s main reception) so that We know whether there are additional people on site in the event of a fire or other emergency.
4.3 You may have one guest in the Room at any other time. All guests must be signed in when they come to the Residence and signed out when they leave. This is an important health and safety procedure. Your guest must leave the Residence by 23:00 hours, unless they have been signed in at main reception as an overnight guest
4.4 You must not sub-let the Room, transfer Your licence to anyone else, or allow anyone to live with You in the Room. You must not allow anyone to stay overnight in the Room if You are not there.
4.5 You may only have people under the age of 18 to stay overnight if You occupy a two-bedroomed flat and if We have given You permission in Writing.
4.6 You must not duplicate Keys or give or lend Your Keys to someone else.
4.7 You are not allowed to have parties or meetings in the Room.
4.8 You are liable for the actions or omissions of your visitors. For example, if your guest causes damage or a nuisance, We will pass any charges or claims for compensation on to You. If, in the Manager’s reasonable opinion, Your guests are causing damage, nuisance or annoyance (or have done so on an earlier occasion) the Manager may require Your guest to leave the Residence.
