Prior Possession. Prior to the Commencement Date, County has the right to install fixtures, telephones, alarm systems, and other items required to prepare the Premises for County’s occupancy and to store furniture, supplies and equipment, provided such work and storage and can be effected without unduly interfering with Lessor’s completion of any tenant improvements.

Prior Possession. Prior to the Commencement Date, Tenant may, subject to Landlord's prior written consent, move into and occupy the Premises. In the event of such prior occupancy, Tenant shall observe and perform all of the terms, covenants and conditions of this Lease to be observed or performed by Tenant; provided, however, that Tenant shall not be required to pay the "Minimum Annual Rent" (as such terms are hereinafter defined) during such prior occupancy. Additional rent (CAM charges) shall commence the first day of the month following the date Tenant opens for business.
Prior Possession. Commencing upon the date of execution and unconditional delivery of this lease by Landlord and Tenant to and including the day immediately preceding the Commencement Date, Landlord shall make the demised premises available to Tenant solely for the performance of work permitted to be done by Tenant pursuant to the terms of this lease. If Tenant fails or refuses to comply with any of the foregoing obligations, in addition to all other rights and remedies had hereunder, Landlord may require tenant to cease the performance of such work and activities until the commencement date hereof. Tenant agrees that it will, prior to the commencement of any work in the demised premises, deliver to Landlord all policies of insurance required to be supplied to Landlord by Tenant pursuant to the terms of this lease.
