Rationale for Suggested Approach. The approach described herein includes engineered perspectives that abides by applicable laws and regulations with the goal of re-purposing the building for another use. Best Management Practices (BMPs) are to be utilized during the deconstruction to recycle components and minimize the generation of by-products and waste. This document articulates activities in certain sequence with a level of detail intended to aid the Contractor. The successful Contractor is expected to examine other means & methods and to take full responsibility for meeting the project requirements and project objectives. Limitations to the approach include the following: • The roof is not to be removed, but the components that extend through the penetrations above the roof are to be removed & cleaned; all materials recycled to the extent practicable. • The roof drainage system from the scuppers to the discharge point on the east wall of the basement is to be left intact. These drains are to be inspected to assure no blockages. • The vacated roof penetrations on the roof must be covered and secured with a temporary cover pending the installation of a new roof. See detail schematic provided with Article 4 in Bid Documents. • Other piping and electrical penetrations through building walls shall be plugged per section 02 42 13 Part 3.4 G. • All internal structures, decking, hand rails and stairs are to remain in place or if removed, be restored at the appropriate time. • New temporary safety railings are to be installed around the furnace locations, Levels 1-3, areas where floor grating may have been found substandard and/or had to be removed, around the sump pit in the basement or anywhere where a safety hazard may exist as described in the specifications. Temporary handrails installed around hazard areas are to comply with OSHA Section 1926.503. Not be used for bidding purposes! • Limitations and requirements in addition to those above are provided in applicable specifications. • Hazardous or potentially hazardous material on site including specified quantities of asbestos, light ballasts, light tubes, mercury switches and ash must be managed with applicable safety precautions as defined in the specifications and attachments to the Bid Documents. The means and methods utilized by the Contractor to accomplish project objectives is the responsibility of the Contactor.   • Purchase Order Pricing/Product Deviation If a deviation of pricing/product on a Purchase Order or contract modification occurs between the Vendor and the TIPS Member, TIPS must be notified within five (5) business days of receipt of change order. Termination for Convenience of TIPS Agreement Only TIPS reserves the right to terminate this agreement for cause or no cause for convenience with a thirty (30) days prior written notice. Termination for convenience is conditionally required under Federal Regulations 2 CFR part 200 if the customer is using federal funds for the procurement. All purchase orders presented to the Vendor, but not fulfilled by the Vendor, by a TIPS Member prior to the actual termination of this agreement shall be honored at the option of the TIPS Member. TIPS Member Purchasing Procedures Usually, purchase orders or their equal are issued by participating TIPS Member to the awarded vendor and should indicate on the order that the purchase is per the applicable TIPS Agreement Number. Orders are typically emailed to TIPS at xxxxxx@xxxx-xxx.xxx. • Awarded Vendor delivers goods/services directly to the participating member. • Awarded Vendor invoices the participating TIPS Member directly. • Awarded Vendor receives payment directly from the participating member. • Fees are due to TIPS upon payment by the Member to the Vendor. Vendor agrees to pay the participation fee to TIPS for all Agreement sales upon receipt of payment including partial payment, from the Member Entity or as otherwise agreed by TIPS in writing and signed by an authorized signatory of TIPS.
