RENT CONCESSION. Provided Lessee is not in default and notwithstanding anything contained herein to the contrary, Lessee shall be entitled to a Term Fixed Basic Rent abatement in the amount of Eight Thousand Seven Hundred Eighty-Seven and 51/100 ($8,787.51) Dollars per month, or a proportionate part thereof in the event the Lease commences on a day other than the first day of the month, up to an aggregate total amount of Thirty-Five Thousand One Hundred Fifty and 05/100 ($35,150.05) Dollars, said concession to be applied against the installments of Monthly Fixed Basic Rent due pursuant to this Lease for the first (1st) through fourth (4th) months of the Term (herein “Concession Period”). The entire Fixed Basic Rent otherwise due and payable during the Concession Period shall become immediately due and payable to the Lessor upon the occurrence of an event of default under the Lease.
RENT CONCESSION. As indicated in Sections 6 and 7 above, so long as Subtenant shall not then be in default under any of the terms, covenants and conditions contained in this Amendment beyond the expiration of any applicable notice and/or cure period allowed by the Sublease, Subtenant shall not be required to pay any Base Rent (the “Abatement”) for Third Floor Space during the period from the Third Floor Space Commencement Date and May 31, 2013 (the “Abatement Period”); provided, however, that during and for such Abatement Period, Subtenant shall be required to pay electricity charges pursuant to Section 12 of this Amendment hereof with respect to the Third Floor Space plus any other Operating Expenses, any real property taxes and any other Additional Rents with respect to the Third Floor Space. Subtenant acknowledges that the consideration for the Abatement is Subtenant's performance of all of the covenants and conditions in this Amendment on its part to be performed during the Sublease Term with respect to the Third Floor Space. Therefore, if the Sublease, as amended by this Amendment, shall be terminated on or before the Expiration Date by reason of Subtenant's default beyond the expiration of any applicable notice and grace period allowed by the Sublease in Subtenant's performance of all of the covenants and conditions in this Amendment on its part to be performed during the Sublease Term with respect to the Third Floor Space, the unamortized portion attributable to the remainder of the Sublease Term as of the date of any such default of the aggregate amount of all Base Rent at the rate of Sixty-Five Thousand ($65,000) Dollars per month that would have been due and payable by Subtenant during and for the Abatement Period but for the provisional Abatement described above shall immediately thereafter be and become due and payable by Subtenant to Sublandlord. In the event of Subtenant's failure to pay such aggregate amount to Sublandlord, Sublandlord shall be entitled to the same rights and remedies as are provided for in the Sublease with respect to the non-payment of Base Rent. For avoidance of doubt, the aggregate amount of all Base Rent at the rate of Sixty-Five Thousand ($65,000) Dollars per month that would have been due and payable by Subtenant during and for the Abatement Period but for the Abatement shall be amortized in equal monthly installments over the period from the Third Floor Space Commencement Date through Expiration Date of the Sublease Term.
RENT CONCESSION. Tenant shall receive a rent concession totaling three months Base Rent as follows: the first month's rental due under this lease shall be waived. Beginning with the second month of the lease term and for 23 months thereafter, Tenant's Base Rent shall be reduced by $1,583.33.
RENT CONCESSION. Anything contained in this Article to the contrary notwithstanding, provided no Event of Default exists, Landlord hereby waives payment of Annual Fixed Rent:
(a) for the 19th Floor Premises, for the period (the “19th Floor Rent Concession Period”) from and including the 19th Floor Commencement Date through and including the date preceding the date which is one hundred ninety-six (196) days after the 19th Floor Commencement Date (the “19th Floor Rent Commencement Date”);
(b) for the 20th Floor Premises, for the period (the “20th Floor Rent Concession Period”) from and including the 20th and 21st Floor Commencement Date through and including the date preceding the date which is one hundred ninety-six (196) days after the 20th and 21st Floor Commencement Date (the “20th Floor Rent Commencement Date”); and
(c) for the 21st Floor Premises, for the period (the “21st Floor Rent Concession Period”) from and including the 20th and 21st Floor Commencement Date through and including the date preceding date which is one hundred eighty-one (181) days after the 20th and 21st Floor Commencement Date (the “21st Floor Rent Commencement Date”). The 19th Floor Rent Concession Period, the 20th Floor Rent Concession Period and the 21st Floor Rent Concession Period are sometimes individually referred to herein as a “Rent Concession Period”. The 19th Floor Rent Commencement Date, the 20th Floor Rent Commencement Date and the 21st Floor Rent Commencement Date are sometimes individually referred to herein as a “Rent Commencement Date”.
RENT CONCESSION. Landlord agrees to give Tenant two months free rent, only, if Tenant is in good standing and without arrears for the months of March, 2002, September, 2002.
RENT CONCESSION. LESSEE shall receive a rent concession valued at $21,481.60 to be applied as a rent credit of $5,370.40 for months two (2), three (3), four (4) and five (5) of the initial LEASE term only.
RENT CONCESSION. Provided that Tenant shall not default pursuant to the terms of this Lease, Landlord hereby waives rent for the month of June 2020.
RENT CONCESSION. The LESSEE shall receive a rental credit equal to $18,850.00, which shall be applied to January 1997 rent only.
RENT CONCESSION. Provided Tenant is not in default under any terms and conditions of this lease, Tenant is to receive a credit equal to Eight Hundred Fourteen and 58/100 ($814.58) Dollars against each month's rent due for the first (lst), third (3rd), fifth (5th), seventh (7th), ninth (9th) and eleventh (llth) months of the first lease year, such credit being equal to receiving free rent on four hundred twenty-five (425) square feet of the leased premises for those six (6) monthly periods. Provided tenant is not in default under any terms and conditions of this lease, Tenant is to receive a credit against rent equal to Four Thousand Six Hundred ($4,600.00) Dollars against each month's rent due for the second (2nd), fourth (4th), sixth (6th), eighth (8th), tenth (10th) and twelfth (12th) months of the first lease year, such a credit being equal to receiving free rent on the entire leased premises for those six (6) monthly periods.
RENT CONCESSION. The Contribution Value shall be reduced by the --------------- amount of free rent concessions unexpired as of the Closing Date, to the extent that it was not taken into account in reaching the Contribution Value.
