Landlord/Agent shall make all necessary ma or repairs to the Premises at Landlord/Agent’s expense within a reasonable time after Tenant has given Landlord/Agent written notice of the need for such repairs, except any damage, caused by the acts or omissions of Tenant, Tenant’s family or Tenant’s guests, shall be repaired at Tenant’s expense and be reimbursed to Landlord/Agent within fifteen (15) days of Tenant receiving an invoice from Landlord/Agent for any such repairs. If the xxxx for repairs caused by the Tenant or the Tenant’s guests is not paid within the fifteen (15) day period then the xxxx shall be due as additional rent under this Lease for the period or periods for which the repair work was done. Tenant understands and agrees that he shall promptly inform the Landlord of any defects in or accidents to the plumbing, electrical wiring, heating, cooling apparatus or any other part of the Premises in order that same may be repaired with due diligence. In making any repairs to the Premises, Landlord/Agent shall have no responsibility for any inconvenience or annoyance to Tenant, and the monthly rentals payable to Landlord/Agent under this Lease shall not be reduced because of any alleged failure by Landlord/Agent to make any repairs or for any reason whatsoever. Resident shall make all necessary repairs to interior and keep premises in a safe, clean, and sanitary condition. Resident shall make contact with all repair or service people and will be responsible for paying the first $50 of any charge. Resident may not remodel or paint or structurally change, nor remove any fixture wherefrom without written permission from Management.

Xxxxxxxx will make repairs to the Premises free of charge that are not caused by the negligent or intentional actions of the Tenant or guests. Tenant will be responsible for the breakage of any window, regardless of cause, including but not limited to objects thrown from the outside or inside of the Premises. Tenant will pay for repairs to any windows, walls, ceilings, doors, and plumbing fixtures etc. that are damaged by the Tenant at a rate of $35/hour plus materials. Tenant will pay for these repairs as they are billed so as not to diminish the value of the Security Deposit. Tenant will be responsible for any plumbing bills due to Xxxxxx's negligence. These include but are not limited to: freezing pipes due to turning off the heat and clogged pipes due to the introduction of foreign objects, i.e., toothpaste tubes, tampons, paper towels, etc.
