Bed Bugs. In accordance with California Civil Code §1954.600-1954.605 Bed bug Appearance: Bed bugs have six legs. Adult bed bugs have flat bodies about 1/4 of an inch in length. Their color can vary from red and xxxxx to copper colored. Young bed bugs are very small. Their bodies are about 1/16of an inch in length. They have almost no color. When a bed bug feeds, its body swells, may lengthen, and becomes bright red, sometimes making it appear to be a different insect. Bed bugs do not fly. They can either crawl or be carried from place to place on objects, people, or animals. Bed bugs can be hard to find and identify because they are tiny and try to stay hidden. Life Cycle and Reproduction: An average bed bug lives for about 10 months. Female bed bugs lay one to five eggs per day. Bed bugs grow to full adulthood in about 21 days. Bed bugs can survive for months without feeding. Bed bug Bites: Because bed bugs usually feed at night, most people are bitten in their sleep and do not realize they were bitten. A person’s reaction to insect bites is an immune response and so varies from person to person. Sometimes the red welts caused by the bites will not be noticed until many days after a person was bitten, if at all. Common signs and symptoms of a possible bed bug infestation: • Small red to reddish xxxxx fecal spots on mattresses, box springs, bed frames, mattresses, linens, upholstery, or walls. • Molted bed bug skins, white, sticky eggs, or empty eggshells. • Very heavily infested areas may have a characteristically sweet odor. • Red, itchy bite marks, especially on the legs, arms, and other body parts exposed while sleeping. However, some people do not show bed bug lesions on their bodies even though bed bugs may have fed on them. Bed Bugs. Pursuant to Civil Code Section 1954.603, notification regarding rights and obligations pertaining to bed bugs must be provided to the Resident. Resident agrees to comply and cooperate with UCR-HS regarding the prevention, reporting, and treatment of bed bug infestations. Information regarding bed bugs and UCR-HS’s treatment protocol is available at the UCR Housing website and is herein incorporated into the housing Contract. Information pertaining to bed bugs is also available on the websites of the United States Environmental Protection Agency and the National Pest Management Association. The suspected presence of bed bugs shall be promptly reported to Resident’s Resident Services Office (RSO) or Resident Advisor (RA).
Bed Bugs. It is important that Owner and Resident work together to prevent the infestation of bed bugs. Owner and Resident agree that they each inspected the Exclusive Space and Unit Common Area prior to move-in and did not observe any evidence of bed bugs or a bed bug infestation. Resident represents that: (a) Resident is not aware of any bed bug infestation or presence in any furniture, clothing, or personal property and possessions; (b) Resident has fully disclosed to Owner any previous bed bug infestation which Resident may have experienced; and (c) if Resident was previously living in an apartment or home that had a bed bug infestation that Resident either disposed of or had all furniture, clothing, and personal property or belongings professionally and properly cleaned and treated by a licensed pest control professional. Resident must allow Owner and its pest control professional’s access to the Exclusive Space and Unit Common Area at reasonable times to inspect for or treat bed bugs. Resident must cooperate and will not interfere with inspections or treatments, including the preparation of the Unit prior to treatment. Resident must report any signs of bed bugs immediately and in writing. If Owner confirms the presence of bed bugs, Resident will cooperate and coordinate with Owner and its pest control professionals to treat and eliminate the bed bugs. Resident will follow all directions from Owner or its agents to clean and treat the Exclusive Space and Unit Common Area. Follow-up treatments or inspections may also be necessary. Owner has the right to select a licensed pest control professional to perform treatments and cleaning of the Unit. If during the term of this Lease: (a) bed bugs appear in the Unit or other adjacent units; and (b) a pest control professional determines that the bed bugs originated in the Exclusive Space, Resident agree that all necessary treatments for the Unit and other units as well as all of our additional costs, expenses and losses will be paid by Resident. Bed Bugs. According to the Environmental Protection Agency (EPA), the common bed bug (Cimex lectularius) has long been a pest, but recently bed bug infestations have increased in the United States. Bed bugs are considered a public health pest; however, bed bugs are not known to transmit or spread disease. There are ways to control bed bugs, such as prevention, early detection, and cooperation by Resident with Management.
Bed Bugs. Bed bugs are an increasing problem at apartment communities and hotels throughout the country. Any infestation must be treated quickly and aggressively. Should you experience a problem with bed bugs, you must notify us immediately. Our exterminators will treat for bed bugs the first time at no charge. However you will be charged a fee for multiple bed bug treatments if needed and all charges will become immediately due as rent. The cost will depend on the extent of infestation and type of treatment. Do not try to treat bed bugs yourself. They will not go away, they will just hide in places where they would not ordinarily hide, and they become much more difficult to eradicate. Leave bed bug treatment to the experts. All infestation treatments regardless of the type of pest may require multiple visits. The exterminators will let you know whether multiple treatments are necessary, or whether you should just watch out for remaining problems. It is your responsibility to let the leasing office know if you are still experiencing a problem and need further treatments. There may also be an additional charge applied to your account that will become immediately due as rent if you are not prepared for your scheduled treatment. If it is determined that you are not following proper procedure for treatments you will be considered in violation of your lease and risk being evicted from the property. Prep sheets and detailed instructions will be given to every resident requesting a bed bug or xxxxx treatment to ensure an efficient and thorough treatment. Bed Bugs. UC Davis takes a proactive approach in addressing the issue of all types of household pests, including bed bugs. It is our goal to maintain the highest quality living environment for our residents. Student Housing and Dining Services has no prior knowledge of a bed bug infestation or has professionally treated the room for bed bugs. Any student who suspects they may have bedbugs in their room is required to immediately notify the property management to report the problem. An inspection will be scheduled and treatment will be done if bed bugs are present. Student may be temporarily transferred to another space while their room is being treated and re-inspected. Student will be asked to leave all belongings in the room for treatment while they are relocated. Student is advised to avoid buying or receiving used furniture, mattress pads or covers due to possible “hitch hiking” of bed bugs into the room. Bed bugs may also be carried into a room in luggage, backpacks, clothing and packages. Resident owned belongings that are found to have bed bugs must be permanently removed or treated and re- inspected by a trained professional before being returned to the room. If bed bugs are brought to site due to resident behavior, Student may be held financial responsible for treatment.
Bed Bugs. If bed bugs are found in the property when Tenants move out, necessitating the hiring of an exterminator, Tenants will be billed $350 per room needing treatment.
