RESPONSIBILITIES OF RENTER. The Lessee is necessitated to provide a Certificate of Insurance on the day of the event, with Triple B Ranch Weddings and Events, LLC and Xxxxxxxx X. Xxxxxxxx Living Trust as additional insured entities. The policy's coverage should amount to $1 million USD, inclusive of Liquor Liability. This can be procured either via your homeowner's insurance, Fireman's Fund (800-ENGAGED), Xxxxxxx.xxx, or other options listed on our website. A minimum of $10,000 Medical Payment policy is mandatory. The Lessee must furnish incontrovertible proof of liability insurance that includes alcohol service on the property. Only certified bartenders are permitted to serve alcohol if it is charged separately. Submission of the insurance proof to the Triple B Ranch office is obligatory before the event. The Lessee shall bear full responsibility and liability for any loss incurred at Triple B Ranch Weddings and Events, LLC. This includes but is not limited to pathways and driveways, any theft, disappearance, damage or injury to goods, wares, merchandise, and property of any kind, including and without limitation to the property of the Lessee or Triple B Ranch Weddings and Events, LLC and property of employees and guests. This encompasses injury to any person in connection with the Lessee's use of the venue for any reason. The Lessee is obligated to indemnify and absolve Triple B Ranch Weddings and Events, LLC from any loss, liability, legal actions, suits, claims, and any associated attorney’s fees or expenses that may arise from the Lessee's use of the venue. The Lessee acknowledges that alcoholic beverages will not be served past 10:00 pm and is responsible for ensuring safe transportation of any impaired attendees. Only battery operated candles are permitted in the Arena. The Lessee renounces the right to claim or seek consequential or special damages for any action, omission, or violation of this Agreement by Triple B Ranch Weddings and Events, LLC or its agents, employees, or subcontractors. The Lessee concurs that the liability of Triple B Ranch Weddings and Events, LLC for any validated damages shall not exceed the fees paid under this Agreement. All reservations mandate payment of the full balance ninety (90) days before the event. Cancellations must be coordinated directly with the Reservation Manager at 000-000-0000.

RESPONSIBILITIES OF RENTER. Final rental payment is due the 1st of the month prior to the month of arrival (unless stated otherwise in writing). Failure to pay rent promptly may, at Management’s option, result in forfeiture of Security Deposit and Management renting unit to another party. Payments shall be subject to a minimum $35 returned item charge and a $20 charge for multiple partial rent payments or payments from multiple parties. Renter shall assume full responsibility for Premises during the term of this Agreement, and Renter assures Management that Renter, friends, guests, family and other invitees (collectively “Invitees”) will observe all postings, Checklists, terms and conditions of this Agreement as to maintaining Premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Renter and Invitees shall not disturb, annoy, endanger, or inconvenience neighbors, nor use Premises for any unlawful purpose, nor violate any law or ordinance, nor commit waste or nuisance on or about Premises, common grounds or beach. Renter commits that any Invitees who violate any terms of this Agreement shall be immediately denied occupancy by Renter and Renter agrees to immediately remedy any damages. Renter agrees to indemnify and hold harmless Management and owner of Premises from all liability, loss, claims or damages arising from 1) any conduct or damage to Premises or common grounds by the Renter or Invitees and 2) any carelessness, neglect, or improper conduct of any Invitees on common grounds or beach. Renter assumes full responsibility for fulfilling the terms of this Agreement for the period stated and assures Management full recourse for payment of any amount outstanding from the total amount due in accordance with this Agreement including any outstanding or unpaid or additional charges that are the responsibility of Renter and Invitees. Each of the following shall result in a minimum $75 charge: disassembly or reconfiguration of cable or TV wiring; bedspreads stained by tanning oil, “temporary” henna tattoos or similar; clogged sinks or toilets; stained furniture or upholstery; carpet stains not easily removed by standard means. Cost for packaging and shipping any items left in unit by Renter shall be a minimum of $35.
