Roofs. 22.12.1 Roof trusses will be constructed of wood and the garages trusses of light weight galvanized steel members.
22.12.2 Exposed roof trusses as per Architect’s specifications.
22.12.3 The material of the pitched roofs and lean-to roofs is concealed fix type roof sheeting as per Architects specification.
22.12.4 The roofing will be 0.5mm thick ‘SAFLOK’ Colourplus AZ150 interlocking roof sheeting or as approved. The colour scheme as per Architect's specifications.
Roofs. 14.1 Roof trusses and/or rafters will be approved S.A. Pine trusses and/or rafters as approved by the project engineer.
14.2 All concrete roof slabs to be cast in situ as specified by the engineer. To be cast in-situ.
14.3 The material of the pitched roofs and lean-to roofs is standard 0.6 mm galvanized ribbed iron sheeting. KLIPLOK or similar and the colour scheme as approved by architect.
14.4 All exposed steel pergolas and carports to be painted. Colour as per architect`s working drawings.
14.5 75mm x 75mm PVC gutters with 75mm downpipes to be fitted as per architect`s working drawings.
Roofs. An inspection of the roof includes the roof covering materials; gutters and downspout systems; visible flashings; roof vents; skylights, and any other roof penetrations; and the portions of the chimneys and flues visible from the exterior.
Roofs. The roofs of buildings in the Village are not constructed for pedestrian traffic. Residents must not go onto the roof of any buildings in the Village for both their own safety and to avoid damage. Residents are responsible for and may be billed for any damage they cause to the roofs as a result of a breach of this Rule.
Roofs. To use all roofs and external walls of the Premises to install, maintain and renew any illumination, signs or other forms of display, or other fixtures. In an emergency, or when works are being carried out to them, to close off or restrict access to the Common Parts, so long as (except in an emergency) alternative facilities are provided that are not materially less convenient. To change, end the use of or reduce the extent of any Common Parts or Conducting Media so long as: alternative facilities are provided that are not materially less convenient; or if no alternative is provided, the use and enjoyment of the Premises is not materially adversely affected. From time to time to designate areas within the Common Parts for particular purposes including as service areas, car parks, service roads and footpaths and from time to time to reduce the size of any designated areas, so long as the remaining areas are reasonably adequate for their intended purposes. [To run Conducting Media over, under or along those areas allocated for the use of the Tenant under paragraph 5 of Part 1 of the Schedule (or allow others to do so) so long as they do not materially adversely affect the Tenant's use of those areas.]
Roofs. A. Roofs, or portions thereof, will not be permitted so as to be visible from the street(s) or from buildings on other sites unless approved by the Architectural Review Committee.
B. All electrical, mechanical and solar apparatus, equipment, fixtures (other than lighting fixtures), satellite or communications antennae, conduit, ducts, vents, flues and pipes mounted or placed on the roof surface, or extending above the roofline of any Building or structure, or located on the exterior of any Building or structure, or outside a Building or structure, shall be concealed from view from the street(s) and from Buildings on other Building Sites in an architecturally treated manner approved by the Architectural Review Committee, unless the Architectural Review Committee has granted specific written approval of other measures which would minimize the visual effects as viewed from the street(s) and Buildings on other Building Sites.
Roofs. The Surveyor will inspect the roof spaces if there are available hatches. Please note that hatches over stairs or ladders on balconies will not be considered accessible. The Surveyor will have a ladder of sufficient height to gain access to a roof hatch or to a single storey roof, not more than 3.0 m (10’0”) above the floor or adjacent ground. It might therefore not be possible to inspect roofs above this level; in such cases, pitched roofs will be inspected by binoculars. The Surveyor will follow the guidance given in Surveying Safely issued by the RICS in April 1991, which incorporates the guidance given in Guidance Note INDG405 on the safe use of ladders and step ladders issued by the Health and Safety Executive.
Roofs not to construct, erect or install or permit to be constructed, erected or installed on the Lot:
4.1. a dwelling with a roof that:
(a) does not possess a traditional roof pitch of at least 24.5 degrees, provided however that minor integrated roofs, such as verandahs, may be lower; and
(b) has a skillion roof pitch of less than 5 degrees; or
4.2. a dwelling that has a minor area of flat roof which is not screened by a parapet wall or other façade element.
