SUPERIOR LEASE. 3.18.1 To comply with all the conditions of any Superior Lease of which the Tenant has been given notice prior to signing this Tenancy Agreement, under which the Landlord owns the Property (if applicable) except for the payment of ground rent and maintenance charges, and to perform any covenants in the Superior Lease.
3.18.2 To agree to enter into any agreement, deed of covenant or licence with the Superior Landlord to observe and perform the covenants of the Superior Lease if reasonably required to do so.
SUPERIOR LEASE. 4.5.1 To comply with all the obligations imposed upon the Landlord by a Superior Landlord if the Property is held under a Superior Lease.
4.5.2 To take all reasonable steps to ensure that the Superior Landlord complies with the obligations of the Superior Lease.
SUPERIOR LEASE. Not to cause the Landlord to be in breach of its tenant covenants in the Superior Lease.
SUPERIOR LEASE. The Landlord shall pay the rent reserved by the Superior Lease as and when it falls due and will observe and perform its covenants in the Superior Lease (except insofar as the Tenant covenants so to do under this Lease) but this covenant shall be by way of indemnity only for the Tenant.
SUPERIOR LEASE. To observe and perform the tenant covenants in the Superior Lease in so far as they relate to the Premises except for the covenant to pay rent.
SUPERIOR LEASE. The Landlord will pay the rent payable under any superior lease and comply with the tenant's obligations under it insofar as they are not the responsibility of the Tenant under this lease or relate to premises other than the Property.
SUPERIOR LEASE. The Tenant will comply with the obligations of the tenant contained or referred to in any lease which is superior to this lease. This clause does not apply:
3.18.1 where the Landlord expressly agrees in this lease to comply with the relevant obligations; or
3.18.2 to obligations relating either to the payment of rent or to premises other than the Property.
SUPERIOR LEASE. The Landlord shall observe and perform the tenant covenants in the Superior Lease including to pay the rent save where they are the responsibility of the Tenant or another occupier of all or any part of the Building and shall procure so far as possible the Superior Landlord’s compliance with the landlord covenants in the Superior Lease.
SUPERIOR LEASE. 2.1 To pay the rents reserved by the Superior Lease and at the request and cost of the Tenant and subject to the Tenant providing a suitable indemnity for costs to take all reasonable steps to enforce any obligations of the Superior Lessor to the Landlord and (strictly subject to the primary obligation on the part of the Tenant contained in paragraph 11 of Schedule 2 to this Underlease) to perform (so far as the Tenant is not liable for such performance under the terms of this Underlease and in particular the said paragraph 11) the covenants on the part of the lessee and the conditions contained in the Superior Lease
2.2 The Landlord covenants to apply for the consent of the Superior Lessor under the Superior Lease in accordance with the terms of the Superior Lease whenever the Tenant makes an application for any consent required under this Lease where the Landlord is prepared to give its consent under this Lease and where the consent of both the Landlord and the Superior Lessor under the Superior Lease is required pursuant to the terms of this Lease or the Superior Lease.
2.3 The Landlord covenants with the Tenant not to agree to any variation of the terms of the Superior Lease without first obtaining the Tenant’s consent (such consent not to be unreasonably withheld or delayed)
2.4 The Landlord covenants with the Tenant to pass on to the Superior Landlord in relation to any rent review negotiations in respect of the rent payable under the Superior Lease such representations as the Tenant may reasonably and properly request provided that in the opinion of the Landlord they do not prejudicially affect any such negotiations or the position of the Landlord in any respect under the Superior Lease
