SURETY'S COVENANTS. 7.1 The Surety HEREBY COVENANTS with the Landlord that the Tenant will at all times during the Term pay the rents and any other monies hereby reserved or as subsequently increased under the provisions of Clause 2 hereof (or as otherwise agreed between the Landlord and the Tenant) on the days and in the manner aforesaid and will observe and perform the covenants and conditions contained in this Lease and on the part of the Tenant to be observed and performed and that if the Tenant shall make any default in the payment of the said rents or other monies in the manner aforesaid or in observing and performing the said covenants and conditions or any of them then and in every such case the Surety will forthwith (as principal obligor) pay the said rents and other monies and shall perform and observe the said covenants and conditions and shall also pay and make good to the Landlord on demand all losses damages costs and expenses sustained by the Landlord through default of the Tenant in respect of any of the before-mentioned matters PROVIDED ALWAYS that notwithstanding:-
