The Lessor undertakes. 3.1.5.1 To notify the Lessee immediately if the Lessor becomes aware of any upcoming power, water, heat, and other sullies cutoffs, as well as of any actions that may affect the use of the Facility by the Lessee, and immediately notify the Lessee on any emergency situations. To make every effort to ensure that electricity, water, heat and operation of the Building are quickly restored in accordance with the terms of the Agreement by posting information on the Building information desk. 3.1.5.2 To assist the Lessee in addressing the issues that are in the area of responsibility or at the sole discretion of the Lessor. 3.1.5.3 Not to interfere in economic activities of the Lessee. 3.1.5.4 To provide the Lessee with the necessary certificates and other documents related to the Building operation within five (5) business days from the date of receiving the Lessee’s written request, including if the Lessee receives relevant requests from authorized state and municipal authorities. 3.1.5.5 To consider the Lessee’s requests for changes in the purpose of the Facility, as well as its repair and/or re-equipment within a period not exceeding five (5) business days from the date of receiving the corresponding written request from the Lessee. 3.1.5.6 To make the necessary major repairs of the Building, to repair the foundation, roof, exterior walls, roof gutters, awnings, load-bearing structures of the Building and major systems of the Building (heating, ventilation air, electric power distribution systems, water supply systems, systems of smoke and fire alarm systems), elevators, and rainwater catchment system in the Building and on the territory adjacent to the Building. The Lessor undertakes to execute such works in a way that does not make it impossible for the Lessee to use the Facility in accordance with the Permitted Use or impossible to provide the Housing and Communal Services in the Building in accordance with the terms and conditions of the Agreement. 3.1.5.7 To keep the Building in a proper sanitary condition, clean and tidy to ensure normal operation of the Facility (and the Building as a whole), as well as the adjacent territory; to organize deratization and disinfection the Building (including the Facility) according to requirements of sanitary-hygienic norms and rules. 3.1.5.8 To maintain and to guarantee uninterrupted operation of fire safety systems at the Facility (and the Building as a whole) in accordance with the provisions of current legislation ...

The Lessor undertakes. 1. To let the Lease Subject to the Lessee for temporary use and to hand over the Lease Subject to the Lessee according to an agreement between the Contracting Parties. 2. To let the Lease Subject to the Lessee in the condition allowing using it for Equipment installation according to the conditions of this Contract and delivering parcels to the Equipment for individual addressees. 3. To provide the Lessee with the possibility to install the Equipment pursuant to the technical specification approved in advance by the Lessor, and to provide the Lessee with necessary cooperation related to it. 4. To carry out additional building work, i.e. the construction of a concrete foundation under BalíkoBOX and securing of BalíkoBOX against mechanical damage by barriers (e.g. by building the posts).
The Lessor undertakes. 2.1.1. Within two (2) days of the date of signing of this Agreement to transfer the Premises to the Lessee under a transfer and acceptance act. 2.1.2. To procure that the Premises during the Lease Term be connected to the systems of sewage, heat, water and power supply provided the Lessee shall have obtained a permit for connection from power supply authorities. 2.1.3. The Lessor undertakes to grant employees and/or visitors of the Lessee access to the Premises on weekdays from Monday through Friday from 8 a.m. to 10 p.m. Work during week-ends from 8.00 a.m. to 10 p.m. shall be permitted as per the lists prepared and signed by managers of the Lessee. A permit to work on holidays and after 10 p.m. on week-days shall be executed by the General Director of the plant and, in the event of his absence, by the Chief Engineer of the plant. The executed lists shall be delivered to the security office. During other hours and during the weekends and holidays the Lessor undertakes to grant employees and/or visitors of the Lessee access to the Premises provided the Lessor shall have been notified by the Lessee in advance. A notification requesting access for employees and/or visitors of the Lessee to the Premises on weekends and holidays shall be sent to the Lessor on a business day preceding the relevant weekend or holiday.

The Lessee shall keep the premises in good condition, free of debris, safely and adequately for the uses and purposes hereby authorized. The Lessee shall deliver the premises up to Lessor upon the expiration or earlier termination of this Lease in reasonably good condition, normal wear and tear excepted, and the Lessee shall have no right nor obligation to remove any improvements to the Premises without the prior written consent of Lessor. Likewise, any fixtures, equipment, furnishings, supplies or inventory which are purchased or obtained, during the term of this Lease, by or for the Lessee utilizing any City operating or other revenue funds, including but not limited to state and federal funds administered by the City, shall become the property of Lessor upon the expiration or sooner termination of this Lease in good condition, normal wear and tear excepted, at the option of Lessor.

  • Landlord Covenants At all times during the Term, Landlord covenants and agrees as follows:
