Terminal Building Rentals. A. Airline shall pay to Authority, for the use of its Exclusive Use Space and Preferential Use Space, monthly amounts determined by multiplying the total square footage of Airline’s Exclusive Use Space and Preferential Use Space by the annual Terminal Building rental rate calculated in accordance with Section 6.04 and dividing by twelve (12).

Terminal Building Rentals. Airline shall pay City for its Exclusive Use Space in Terminal B and Terminal C monthly rent based on the annual compensatory rental rates for Terminal B and Terminal C calculated each Fiscal Year in accordance with Section 6.02 hereof.
Terminal Building Rentals. AIRLINE shall pay one-twelfth (1/12) of its annual Terminal Building Rental on the first day of each month in advance without notice. The Terminal Building Rental Rate per square foot shall be recalculated annually in accordance with Section 6.04. An example of the methodology used to calculate Airline Rentals and Fee Rates using hypothetical expenses and revenues is provided in Exhibit N. This exhibit is provided for illustrative purposes only and is in no way intended to show actual Airline Rentals and Fee Rates, nor shall it be construed to represent actual Airline Rentals and Fee Rates over the period shown. The rental for all Common Use Space shall be prorated among the airlines according to the Common Use Formula. The rental for all non-Signatory carriers for all Common Use Space is calculated using the Common Use Formula multiplied by 125%. The rental rate for all terminal building rentals (preferential and common) for fiscal year 2005 (July 1, 2004 – June 30, 2005) is $45.00 per square foot. The rental rate for non-Signatory carriers during the same period is $56.25 per square foot.
Terminal Building Rentals. A. For the Term of this Agreement, AIRLINE's Terminal Building Rentals shall be determined as the sum of AIRLINE's rentals for Preferential Use and Common Use Premises. AIRLINE's rental payment for Preferential Use Premises shall be determined as the sum of the products obtained by multiplying the appropriate rental rate for the period, calculated in accordance with Exhibit F, by the amount of the corresponding type of space leased by AIRLINE as Preferential Use Premises as set forth in Exhibits B and C.

  • Storage Space Landlord shall, commencing on March 1, 2006, and continuing for the balance of the Term, make available for Tenant’s use and for lease by Tenant up to approximately 3,000 rentable square feet of storage space (“Storage Space”) at the lower level of the Building as determined by Landlord and approved by Tenant. Tenant shall have the right, upon at least thirty (30) days advance notice to Landlord delivered to Landlord no later than November 1, 2005 (“Tenant’s Storage Space Election Notice”), and thereafter subject to availability, to lease such storage space (or any portion thereof). Such storage space shall be in one contiguous block (if available, or otherwise configured in a manner reasonably acceptable to Tenant), secure (i.e., having a lockable entrance), sprinkled and lighted in accordance with all Laws and located in a portion of the lower level of the Building designated by Landlord with reasonable access to and from the Building freight elevators and loading docks. Tenant acknowledges that any such space shall be created in the parking garage of the Building, and Tenant agrees that it shall be responsible for payment of all costs incurred by Landlord in creating such storage space. Tenant shall use such storage space for purposes of storing files, records, furniture, equipment, supplies, attic stock and materials of the type customarily used by office building tenants, and for no other purposes. Tenant shall pay Rent for such storage space at the gross rental rate (i.e., there shall be no Operating Cost Share Rent or Tax Share Rent separately payable for any such storage space) of $12.00 per square foot of rentable area thereof if leased during the first Lease Year of the Term, subject to $0.40 per rentable square foot annual increases during the Term. Tenant’s use of such storage space shall be subject to such reasonable rules and regulations as Landlord from time to time may promulgate on a non-discriminatory basis.
