Underground Parking. Tenant shall have the use of seven (7) underground parking spaces which shall be assigned to Tenant by Landlord.
Underground Parking. Subject to this Section 1.3, Landlord will make available to Tenant during the Term (and any period of Early Occupancy), at no additional cost to Tenant (other than Tenant’s payment of all Rent otherwise due under this Lease), all 46 automobile parking spaces in the Building’s underground parking area (“Tenant Reserved Spaces”), which Tenant Reserved Spaces will be for the exclusive use of Tenant. Landlord will not permit any person or entity other than Tenant to use the Tenant Reserved Spaces for any purpose during the Term (or any period of Early Occupancy).
Underground Parking. So long as Tenant is not in default under the Lease, Landlord shall allocate to Tenant two (2) additional reserved parking spaces for a total of four (4) in the lower level indoor parking area of Executive Plaza. Said spaces shall be free to charge. Except as otherwise expressly set forth in this Section 1.6., the terms and conditions of Tenant's use of said parking spaces shall be governed by a separate Application and Lease for Executive Plaza Lower Lever Indoor Parking executive by Tenant and Landlord.
Underground Parking a. For properties with underground parking, please observe the following precautions when entering or exiting the garage:
Underground Parking. Subtenant will have access to one (1) of Sublandlord’s underground parking spaces throughout the Sublease Term at no cost to the Subtenant. 7 22.(f): PROJECT OPERATING COSTS: There will be no pass-throughs of Project Operating Costs from Sublandlord to Subtenant during the term of the Sublease Agreement. 22. (g): SUBTENANT’S USE OF THE SUITE 310 KITCHEN: The subject kitchen in Suite 310 is not a part of the premises to be subleased by the Subtenant. Until the Sublandlord subleases the vacant portion of Suite 310 which includes the subject kitchen, Subtenant will have full access to the subject kitchen during its normal business hours. 22 (h): PAYMENT OF BASE RENT: Sublandlord and Subtenant have agreed on the following schedule for the payment of Base Rent: -At the commencement of the sublease Term on April 1, 1011, Subtenant will pay Sublandlord the first twelve (12) months of Base Rent equating to $63,674.40 -At the commencement of the thirteenth (13th) month of the Sublease Term, the subtenant will pay Sublandlord the next twelve (12) months of Base Rent equating to $64,947,89. -At the commencement of the twenty fifth (25th) month of the Sublease Term the Subtenant will pay the Sublandlord the final ten (10) months Base Rent of the Sublease Term, equating to $55,283.20. 22. (i):
Underground Parking. Tenant has the right, but not the obligation, to rent up to five (5) reserved underground parking spaces for a term of not less than one (1) year provided such term shall expire no later than the Term. Rental for the first Lease Year during the Term of this Lease shall be one hundred fifteen and no/100 Dollars ($115.00) per month per parking space rented by Tenant. The rental rate for each parking space for each Lease Year, commencing on April 1, 2015, shall be increased by three percent (3%) compounded annually.
Underground Parking. TENANT shall be entitled to the exclusive use of its PRO RATA SHARE of the total number of automobile parking spaces located in the OFFICE BUILDING'S underground garage parking area; 6 of which shall be free of charge and the others shall be rented at the prevailing rate applicable to all tenants in the OFFICE BUILDING.

Wash as needed one level of signs, alternating levels weekly Perform routine equipment maintenance checks and wash all floor machines Ramp Elevators Lobbies NIGHTLY Vacuum nightly Spot clean door glass Spot carpet and walls Clean waste/ash urns (as needed) Police garage levels for debris Vacuum standing water as needed
Underground Parking. Landlord agrees to provide fixed parking spaces and mobile parking spaces to Tenant (20% discount) Rate of Parking Fee: RMB1,300/parking space/month (fixed parking space); RMB1,100/parking space/month (mobile parking space) Discounted Rate of Parking Fee: RMB1,040/parking space/month (fixed parking space); RMB880/parking space/month (mobile parking space) Telecommunications: with respect to the requirements regarding the telecommunication lines (including common telephone line and data line), Tenant may directly negotiate with China Telecom who is the designated telecommunication service provider for the Pxxxx.
Underground Parking. Commencing April 1, 2004, Landlord’s allocation to Tenant for the lower level, indoor parking area shall be amended to delete five (5) parking spaces and substitute in lieu thereof eight (8) parking spaces.
