Project Operating Costs shall include all those items described in the following subparagraphs (a) and (b).
Project Operating Costs means all Operating Costs other than (a) Building Operating Costs and (b) Operating Costs which relate solely to, or are primarily for the benefit of, any of the Other Buildings, as reasonably determined by Landlord.

More Definitions of Project Operating Costs
Project Operating Costs means all commercially reasonable direct costs and expenses incurred by Landlord for the ownership, operation, repair, maintenance, replacement, and insurance of the Building and Project including, without limitation, all those items described in the following subparagraphs (a) and (b).
Project Operating Costs means the reasonable cost of recurrent expenditures of MSN and MSPs (including the CU) in Project implementation (excluding PHAs) such as consumable items, utilities and supplies, travel costs for supervision in the field, which would not have been incurred absent the Project; and
Project Operating Costs means the total operating costs of the Project as incurred by the SPV and the operating costs of the Society;
Project Operating Costs means the reasonable incremental expenses for its Respective Part of Project implementation including vehicle operation for mobile and outreach teams, supervision and monitoring costs, utilities, communication charges, per diems and in-country transportation or travel allowances, but excluding salaries and/or incentives of officials of the Republic of Yemen’s civil service and (b) for the purpose of Part 2 specifically, the incremental operating costs arising under Part 2 of the Project on account of vehicle operation for supervisors, monitors and related travel costs and per diems.
Project Operating Costs means all costs and expenses incurred by Sublandlord in connection with the operation, management, maintenance, repair, replacement and equipping of the Project, excluding Project Insurance Costs, Project Property Taxes and Shared Building Area Costs. Without limiting the generality of the foregoing, Project Operating Costs shall include: (A) the cost of operating, maintaining, repairing, replacing, lighting, repaving, striping, cleaning and painting the Project Common Areas, (B) management fees, (C) the cost of installing and maintaining common signage, (D) amounts incurred to maintain, repair and replace Mechanical Systems and other facilities that generally serve the Project, the Building or the Common Areas, but excluding Mechanical Systems and other facilities that exclusively serve the Shared Building Areas, the Subleased Premises or the Sublandlord’s Retained Space, (E) the costs incurred by Sublandlord to maintain the roof of the Building, (F) personnel costs (e.g. salaries, benefit costs and payroll taxes) for employees who devote all or substantially all of their time to the operation, management, maintenance, repair, replacement and/or equipping of the Common Areas, excluding any such costs included in Shared Building Area Costs, (G) the cost of services and supplies that Sublandlord furnishes generally to tenants, subtenants and other occupants of the Building or to the Common Areas, excluding any such costs included in Shared Building Area Costs, (H) the cost of utilities furnished to the Project that are not separately metered or sub-metered, (I) the rental charges for machinery and equipment used in connection with the operation, management, maintenance, repair, replacement or equipping of the Common Areas, excluding any such costs included in Shared Building Area Costs, (J) accounting, legal and other professional fees, (K) charges for landscape maintenance and snow and ice removal, (L) the cost of seasonal or holiday decorations, excluding any such cost included in Shared Building Area Costs, and (M) trash removal costs if provided by Sublandlord.
Project Operating Costs incurred by Landlord in any Lease Year. "Building Operating Costs" means Operating Costs incurred by Landlord in connection with maintaining, managing, operating, repairing and administering the Building, and any Project Operating Costs which are allocated to Landlord with respect to the
Project Operating Costs mean Operating Costs incurred in maintaining, managing, operating, repairing and administering the Project which are appropriately charged to Landlord with respect to the Building pursuant to the Project Documents and this provision. Thus in paying Tenant's Share of Building Operating Costs, Tenant will also be paying its share of Project Operating Costs generally in proportion to and consistent with the benefits afforded to the Building from the services or amenities generating such Project Operating Costs, as determined by the Landlord in good faith.
