Utility Charge. Under this agreement the landlord may charge for utilities provided to the tenant by the Landlord. Those charges are listed on the FEE SCHEDULE, which is attached hereto as Exhibit “A.” Utilities charges mean a charge by a Landlord or others to a tenant for a commodity such as water, sewer, electricity, fuel, propane, cable television or trash.
Utility Charge. Tenant shall pay all charges for utility, communication and other services rendered or used on or about the Leased Property to the extent of such matters which arise or accrue during the Term of this Lease, whether or not payment therefor shall become due after the Term of this Lease.
Utility Charge. The Tenant agrees to pay all charges for or in connection with utilities and services supplied to the Site, including all meter connection, disconnection, or moving charges related thereto, and for all gas, electricity, telephone and cable television charged to the Site.
Utility Charge. Sublessor shall pay all charges for electricity, water, and sewerage service furnished to the Subleased Premises. Sublessee shall pay for telephone service and other utility services not paid for by Sublessor. Sublessee shall not use any cordless phones unless approved by Wal-Mart Stores, Inc. Telecommunications Department. The Telecommunications Department can be contacted at 000-000-0000, option #7.
Utility Charge. Tenant shall be solely responsible for and pay when due all charges for heat, water, gas, electricity or any other utility services used or consumed in the Premises. In the event such charges shall not be paid when due, Landlord shall have the right to pay same, which amount so paid is hereby declared to be additional rent due on demand with interest as provided in Section 3.05.
Utility Charge. In addition to the above-mentioned rent, Tenant shall be responsible for their pro rata share of the Utilities, as further defined in section 6, below. Late rental payments shall be subject to a late charge when more than five (5) days past due of $50.00 plus $10.00 per day thereafter. Payment of the late charge shall not cure any default of this Lease by Tenant, nor shall Landlord's acceptance of rent past due or late charges be considered a waiver of any default of Tenant, including Landlord's right to eviction proceedings. Any rental payments made by check shall be charged a handling fee of thirty dollars ($30.00) if the check is returned unpaid.

Utility Charge. In addition to and concurrently with the monthly rent payments set forth in this section, Tenant shall pay an additional $422.17 per month which shall include Tenant’s portion of gas, electricity, garbage removal service, janitorial services and for the cost of paper products for the restrooms in the building as set forth in section 16 (Utilities) and section 17 (Janitorial Services). Said monthly fee shall be based on an annual average and may be adjusted accordingly periodically to reflect actual usage and costs. Monthly utility fees may be reviewed and adjusted periodically by the Landlord to accurately reflect the Landlord's associated costs. If Landlord’s costs exceed the estimated utility costs paid by Tenant, Tenant shall, within thirty (30) days after the receipt of Landlord's expense statement, pay to Landlord (whether or not this Lease has terminated) the difference between the total amount of estimated utility fees paid by Tenant and Landlord’s total actual costs. If the total amount paid by Tenant for any such utility cost exceeds Landlord’s actual cost, such excess shall be credited against the next installments of utility cost due from Tenant to Landlord hereunder, or refunded to Tenant, at Landlord’s option.
Utility Charge. Landlord shall cause the Demised Premises to be separately metered for electric usage. Separate and apart from the amounts set forth in item (7), above, Tenant shall pay directly to the applicable utility authority, the actual cost of Tenant's electric usage for the Demised Premises.
Utility Charge. Licensee shall pay, as and when the same become due and payable, all fees, rates, deposits and charges of water, sewer, electricity, gas, heat, steam, hot and/or chilled water, air-conditioning, ventilating, lighting systems, telephone service and other utilities, however supplied (the "Utility Charges"). If any such utilities are not separately metered or assessed, then in addition to Licensee's payments of separately metered charges, Licensee shall pay to Licensor the reasonable charges for such utilities, based upon Licensor's reasonable allocation of the use thereof by Licensee plus Licensor's reasonable administrative costs.
