Fit-out Work definition

Fit-out Work means "Landlord's Work" (as defined in Section 7 below) exclusive of site work, building shell construction, building shell architectural, site engineering and related work, within the portion of the New Space intended to be completely fit-out by Landlord prior to the Commencement Date, presently estimated at 14,550 square feet.
Fit-out Work means all of the work set forth in the Work Letter, including, without limitation, all of Landlord's Work and any work being performed by Tenant at its expense, but excluding the Demising Work and Tenant's Initial Work.
Fit-out Work means those alterations consisting of all of the materials and work (excluding the FF&E Work, other than such portions thereof as Landlord expressly agrees to perform as part of the Fit-out Work), required to construct and finish (A) the Demised Premises for Tenant’s initial occupancy thereof, subject to and in accordance with the terms and limitations contained herein and (B) the Restroom Upgrade Work, in each instance, (1) substantially as shown on the Construction Plans, and (2) together with such changes thereto as may be made in accordance with the provisions of Section 2.03 hereof or as mutually agreed upon by Landlord and Tenant.

Examples of Fit-out Work in a sentence

  • The amount of Additional Fixed Rent shall initially be determined in accordance with the initial Statement of Costs of Fit-out Work Amount delivered by Landlord pursuant to Section 2.03B(ix) hereof.

  • All amounts payable by Tenant to Landlord pursuant to this -------- Exhibit B shall be paid by Tenant upon completion of all Special Fitout Work and within thirty (30) days after Landlord has rendered an invoice therefor to Tenant.

  • At least annually, NGO will review and update the approved list by repeating steps 2, 3, and 4 of Paragraph V.A. The updated list will then be presented to the BPC for approval.

  • Landlord and Tenant shall each designate a representative (each, a “Construction Representative”) who shall serve as its representative during the performance of the Base Building Work and the Fit-out Work.

  • In addition, Landlord will perform certain other site fitout work according to the requirements of the Special Site Fitout Work annexed hereto as Exhibit "B".

  • The Lessor warrants to the Lessee that the works and the materials used for completing the Fit-out Work (including the structured data cabling and electrical wiring) are in accordance with the Technical Specifications and the Fit-Out Plans.

  • The Premises Fitout Work will be completed by Landlord, subject to the obligation of Tenant to reimburse Landlord for the cost thereof, as provided herein.

  • From and after the date hereof until the Commencement Date, Tenant shall cause Tenant’s Construction Representative to meet with Landlord’s Construction Representative (at the Building if so requested by Landlord) once each week during Business Hours and otherwise at times reasonably convenient to all parties, in order to assist in the coordination by Landlord of the Fit-out Work.

  • Tenant acknowledges that Landlord will not carry insurance on Tenant’s Property, any Tenant Changes (including Specialty Alterations), or the Fit-out Work, and Tenant agrees that Tenant shall be solely responsible to insure and shall insure the same in accordance with the provisions of this Lease and that Landlord will not be obligated to insure or repair any damage thereto or to replace the same.

  • Landlord agrees that Tenant may install, at Tenant’s sole cost and expense in accordance with, and subject to, the applicable provisions of this Lease (including Article 13 hereof) an additional heating, ventilating and air-conditioning system (hereinafter referred to as the “ Supplemental HVAC System”) or, have the same included in the Fit-out Work, in which event the same shall be included in the Construction Plans and the cost thereof shall be included in the Costs of Fit-out Work.

Related to Fit-out Work

  • Total Project Cost means the lowest of the following:

  • Total Project Costs means, with respect to a Project, the sum of (i) the Qualified Project Expenditures plus (ii) all other costs necessary to acquire the Land, construct the Development Work and the Construction Improvements in accordance with the Plans and Specifications and complete the Project.

  • Project Cost means the price payable to Service Provider over the entire period of Agreement (i.e. Rs. <in words>) for the full and proper performance of its contractual obligations.

  • Tenant Improvement Work means the construction of the Tenant Improvements, together with any related work (including demolition) that is necessary to construct the Tenant Improvements.

  • Project Costs means all allowable costs, as set forth in the applicable Federal cost principles, incurred by a recipient and the value of the contribu- tions made by third parties in accom- plishing the objectives of the award during the project period.

  • Shift Work is defined as the same work performed by two or more employees or two or more successive sets or groups of employees working successive periods.

  • Project Work has the meaning ascribed thereto in Section 2.03.

  • piece-work means any work the pay for which is estimated by the amount of work performed irrespective of the time occupied in its performance;

  • Qualified Project Costs shall have the meaning given to it in the Regulatory Agreement.

  • Project Improvements means site improvements and facilities that are:

  • Estimated Project Cost means Benchmark cost of MNRE which is Rs 8.00 Crore/MWp as per MNRE letter no. 03/20/2014-15/GCRT/11.12.14 at the time of Bid Due date.

  • Construction Work means any work in connection with⎯

  • Eligible Project Costs means such portion of the Project costs disbursed and loaned from the OPWC to the Recipient for the sole and express purpose of acquiring, constructing, reconstructing, expanding, improving, engineering and equipping the Project, other direct expenses, and related financing costs thereto.

  • New Work means any Services/Deliverables outside the scope of the Contract and not specifically provided under any Statement of Work, that once added will result in the need to provide the Contractor with additional consideration.

  • Installation Work means the construction and installation of the System and the start-up, testing and acceptance (but not the operation and maintenance) thereof, all performed by or for Provider at the Premises.

  • Tenant Improvements Defined in Exhibit B, if any.

  • Extra Work means any work which is determined by City to be necessary for the proper completion of the Project, but which the Parties did not reasonably anticipate would be necessary at the execution of this Agreement. Consultant shall not perform, nor be compensated for, Extra Work without written authorization from City’s Representative.

  • Punch List means the list of items, prepared in connection with the inspection of the Project by the Owner’s Representative or Architect in connection with Substantial Completion of the Work or a portion of the Work, which the Owner’s Representative or Architect has designated as remaining to be performed, completed or corrected before the Work will be accepted by the Owner.

  • Hot Work means work involving electric or gas welding, cutting, brazing, or similar flame or spark-producing operations.

  • The Work means each and every activity required for the successful performance of the services described in Section II, the Terms of Reference.
