Future Development Area definition

Future Development Area means that area of land including land under water between the northern boundary of Portions 639, 641, 643 and 644, the Western Breakwater, the Offshore Breakwater and the proposed Marina Access Channel as are shown in the schematic design drawings.
Future Development Area means and refer to the portion of the Real Estate that is to be set aside for future development after annexation into a city, as identified in a Certificate of Survey.
Future Development Area shall have the meaning set forth in the Recitals of this Agreement.

Examples of Future Development Area in a sentence

  • To the extent practical, the Future Development Area should be one contiguous area of land for future planning purposes.

  • A minimum of 40% of the total Cluster Development shall be designated as Future Development Area.

  • Lands divided pursuant to this Section shall be developed as a Cluster Development and shall be identified as either the Immediate Development Area or the Future Development Area in accordance with the following requirements.

  • Cross Access Easements shall be established by a separate legal instrument, acceptable to the legal counsel of the nearby city and the Easement shall be filed recorded at the Register of Deeds as a Restrictive Covenant of the Cluster Development that prohibits development of the Future Development Area until, upon annexation, the Cross Access Easement is dedicated to the annexing city as public Road Right-of-Way.

  • To the greatest extent possible, protected Environmentally Sensitive Lands should be located within the Future Development Area.

  • Individual Rural Development Parcels shall only take Access from a Cross Access Easement and shall be laid out in a manner that minimizes adverse impacts to the Future Development Area.

  • The Future Development Area cannot be revised for those portions that include Environmentally Sensitive Lands identified in Section 20-810(k), permanent Conservation Easement(s), or Temporary Set Aside Agreement(s).

  • The amendment may occur when there is an application to revise an area designated as a Rural Development Parcel, Immediate Development Area, Future Development Area, or the layout of Rural Development Parcels and future Streets or Blocks on the Build Out Plan.

  • An evaluation report will be prepared prior to the City granting any development approval affecting lands included in the Future Development Area, the Area Specific Phasing, and the Special Planning Area.

Future Development Area means— 28
Future Development Area means a geographic area within CFD No. 2004-1 that has not yet been assigned a Large Lot designation and which is identified as a Future Development Area in Attachment 1 of this RMA.
Future Development Area means that portion of the Land to be developed by the Developer at a future date, which portion is reflected as such on Annexure "C";
Future Development Area means that portion of the Land to be developed by the Developer at a future date, which portion is substantially reflected as such on Annexure “B” and which, upon development, will be dealt with in the same way as Residential Erven or Sectional Title Units in correlation with the method in which these areas are developed;
Future Development Area means the parcel of land located adjacent to the Land and which is described in Exhibit A-3 attached hereto.
Future Development Area has the meaning given such term in Section 44(a) of this Lease.

Related to Future Development Area

  • Development Area means that area to which a development plan is applicable.

  • Mixed use development means a Building used, designed or intended for Residential and Non-Residential uses, where:

  • site development plan means a dimensioned plan drawn to scale that indicates details of the proposed land development, including the site layout, positioning of buildings and structures, property access, building designs and landscaping;

  • Existing development means development, other than that associated with agricultural or forest management activities, that meets one of the following criteria:

  • Development Works means the external development works and internal development works on immovable property;

  • Redevelopment Area means the community redevelopment area described, defined or otherwise identified or referred to in the Redevelopment Plan.

  • Economic development project means land and existing or planned improvements suitable for use by an industrial or commercial enterprise, or housing development, or the protection of the environment, including, but not limited to, groundwater or surface water. Economic development project includes necessary buildings, improvements, or structures suitable for and intended for or incidental to use as an industrial or commercial enterprise or housing development; and includes industrial park or industrial site improvements and port improvements or housing development incidental to an industrial or commercial enterprise; and includes the machinery, furnishings, and equipment necessary, suitable, intended for, or incidental to a commercial, industrial, or residential use in connection with the buildings or structures.

  • New development means development resulting from the conversion of previously undeveloped land or agricultural land uses.

  • the Development means the residential development for –

  • Development Site means any parcel or lot on which exists or which is intended for building development other than the following:

  • sustainable development means development which meets the needs of the present without compromising the ability of future generations to meet their own needs.

  • Development Project means a project for the development of land within a project area.

  • Commercial Development means any development on private land that is not heavy industrial or residential. The category includes, but is not limited to: hospitals, laboratories and other medical facilities, educational institutions, recreational facilities, plant nurseries, car wash facilities, mini-malls and other business complexes, shopping malls, hotels, office buildings, public warehouses and other light industrial complexes.

  • Redevelopment Project Area means an area designated by the municipality, which is not less in the aggregate than 1 1/2 acres and in respect to which the municipality has made a finding that there exist conditions which cause the area to be classified as an industrial park conservation area or a blighted area or a conservation area, or a combination of both blighted areas and conservation areas.

  • Infill development means new construction on a vacant commercial lot currently held as open space.

  • Commencement of Development means the date on which any material operation (as defined in Section 56(4) of the Act) forming part of the Development is begun other than (for the purposes of this Deed and for no other purpose) operations consisting of site clearance, demolition work, archaeological investigations for the purpose of assessing ground conditions, remedial work in respect of any contamination or other adverse ground conditions, diversion and laying out of services, erection of any temporary display of site notices or advertisements and “Commence Development” shall be construed accordingly

  • Economic Development Property means those items of real and tangible personal property of the Project which are eligible for inclusion as economic development property under the FILOT Act and this Fee Agreement, and selected and identified by the Company or any Sponsor Affiliate in its annual filing of a SCDOR PT-300S or comparable form with the Department (as such filing may be amended from time to time) for each year within the Investment Period.

  • Planned development means a real property development other than a community apartment project, a condominium project, or a stock cooperative, having either or both of the following features:

  • Project Area means THE AREA WHERE WORK IS BEING PERFORMED FOR THE CITY OF SUFFOLK, VIRGINIA.

  • municipal spatial development framework means a municipal spatial development framework adopted by the Municipality in terms of Chapter 5 of the Municipal Systems Act;
