Notwithstanding the provisions of Paragraph 9(b) above to the contrary, so long as Tenant is not then in Default, Tenant shall be entitled to an abatement of Base Rent with respect to the Extension Premises for the first seven (7) full calendar months of the Second Extended Term (the “Third Amendment Abatement Period”).
That portion of the Term commencing on July 1, 2025 (the “Second Extension Date”) and ending on the Second Extended Termination Date shall be referred to herein as the “Second Extended Term”, and unless the context clearly provides otherwise, from and after the Second Extension Date, references in the Lease to the “Term” shall be deemed to include the Second Extended Term, and references in the Lease to the “Expiration Date” shall mean the Second Extended Termination Date.
