Tenant Improvements Costs definition

Tenant Improvements Costs means all costs of designing and performing the Tenant Improvements Work, all costs of telephone and data cabling for the Premises.
Tenant Improvements Costs means all costs of designing and performing the Tenant Improvements Work, including but not limited to a $50,000 fee payable to Landlord to compensate Landlord for its time and expenses in connection with the inspection and review of the Tenant Improvements Work as provided in Section 3.1(b).
Tenant Improvements Costs means all costs of designing and performing the Tenant Improvements Work, including but not limited to a construction management fee payable to Landlord in an amount equal to five percent (5%) of the other Tenant Improvements Costs.

Examples of Tenant Improvements Costs in a sentence

  • Within sixty (60) days after completion by Landlord of the Tenant Improvements, Landlord shall determine the actual final Tenant Improvements Costs and shall submit a written statement of such amount to Tenant.

  • All Tenant Improvements Costs in excess of the Tenant Improvements Allowance shall be paid for by Tenant.

  • In no event shall any portion of the Allowance be used for any purpose other than the approved costs in the budget for the Tenant Improvements Costs.

  • Tenant shall also have the right to select subcontractors to perform components of the Improvements if Tenant agrees to pay any Excess Shell Costs or Excess Tenant Improvements Costs attributable to such election, provided such subcontractor is reasonably acceptable to Landlord and Contractor.

  • Tenant's proportionate share shall be determined by fraction, the numerator of which is the agreed upon Excess Tenant Improvements Costs, and the denominator of which is the total Tenant Improvements Costs, and Landlord's proportionate share shall be determined by fraction, the numerator of which is the Tenant Improvement Allowance, and the denominator of which is the total Tenant Improvements Costs.

  • If the final Tenant Improvements Costs are less than One Hundred Five Dollars per square foot of Usable Area within the Premises, then Landlord shall repay to Tenant the amount which exceeds 33 1/3% of the final Tenant Improvements Costs within thirty (30) days after Landlord’s determination of the final Tenant Improvements Costs.

Tenant Improvements Costs means costs of construction of the Tenant Improvements which shall consist of (i) the Guaranteed Maximum Price set forth in the Tenant Improvements Construction Contract as the same may be
Tenant Improvements Costs means costs of construction of the Tenant Improvements which shall consist of (i) the Guaranteed Maximum Price set forth in the Tenant Improvements Construction Contract as the same may be adjusted by changes in accordance with the terms of that Contract and this Agreement plus certain other charges not covered as a part of the Guaranteed Maximum Price, consisting of (ii) any and all applicable municipal fees, and charges relating to such Tenant Improvements, including without limitation, building permit application and issuance fees, and necessary third-party inspection fees, (iii) all applicable taxes, including without limitation retail sales taxes and business and occupation taxes; and (iv) all third-party costs (not otherwise covered by the Tenant Improvements Construction Contract) allocable to the Tenant Improvements of compliance during construction with all requirements of the Americans With Disabilities Act and the Occupational Safety and Health Act and similar state or local laws. Tenant Improvements Costs shall be subject to final determination following construction in the manner provided in Section 3.3.6.
Tenant Improvements Costs means all of Landlord’s direct and indirect costs of causing the Tenant Improvements to be designed and installed, plus five percent (5%) of the sum of all such direct and indirect costs for the general contractor’s overhead and profit, including without limitation, construction costs and all costs the general contractor incurs in connection with obtaining permits for the Tenant Improvements.

Related to Tenant Improvements Costs

  • Tenant Improvement Allowance in the maximum amount of $200.00 per rentable square foot in the Premises, which is included in the Base Rent set forth in the Lease; and

  • Tenant Improvement Work means the construction of the Tenant Improvements, together with any related work (including demolition) that is necessary to construct the Tenant Improvements.

  • Tenant’s Work means all improvements, alterations, fixture, equipment, and signage installation, and furniture placement necessary or appropriate for the conduct of the Permitted Use, including all work described as Tenant’s Work on Exhibit D, attached (the “Work Letter”).

  • Construction Cost means and includes the cost of the entire construction of the Project, including all supervision, materials, supplies, labor, tools, equipment, transportation and/or other facilities furnished, used or consumed, without deduction on account of penalties, liquidated damages or other amounts withheld from payment to the contractor or contractors, but such cost shall not include the Consulting Engineer/Architect's fee, or other payments to the Consulting Engineer/Architect and shall not include cost of land or Rights-of-Way and Easement acquisition.

  • Base Building Work means the base building work for the Building as described in this Manual.

  • Public improvement costs means the costs of:

  • Construction Budget means the fully-budgeted costs for the acquisition and construction of a given parcel of real property (including, without limitation, the cost of acquiring such parcel of real property, reserves for construction interest and operating deficits, tenant improvements, leasing commissions, and infrastructure costs) as reasonably determined by the Parent in good faith.

  • Soft Costs means the costs of professional work and fees, interim costs, financing fees and expenses, syndication costs, soft costs and Developer’s fees as shown in the Applicant’s properly completed UniApp, Section C - Uses of Funds. Soft Costs do not include operating or replacement reserves.

  • Project Costs means the costs of the construction, acquisition or equipping of the Project, as further described in the Project Budget, and such other costs as may be approved in writing by the Department, provided such costs are permitted by the Act.

  • Installation Work means the construction and installation of the System and the Start-up, testing and acceptance (but not the operation and maintenance) thereof; all performed by or for the Power Producer at the Premises.

  • Excavation work means the making of any man-made cavity, trench, pit or depression formed by cutting, digging or scooping;

  • Leasehold Improvements means all buildings, structures, improvements and fixtures located on any Leased Real Property which are owned by any Group Company, regardless of whether title to such buildings, structures, improvements or fixtures are subject to reversion to the landlord or other third party upon the expiration or termination of the Lease for such Leased Real Property.

  • Construction project means the same as that term is defined in Section 38-1a-102.

  • Building Operating Expenses means the portion of “Operating Expenses,” as that term is defined in Section 4.2.7 below, allocated to the tenants of the Building pursuant to the terms of Section 4.3.1 below.

  • Demolition works means any physical activity to tear down or break up a structure (or part thereof) or surface, or the like, and includes the loading of demolition waste and the unloading of plant or machinery.

  • Construction Works means all works and things necessary to complete the Project in accordance with this Agreement;

  • Basic Costs means all direct and indirect costs and expenses incurred in connection with the Building as more fully defined in Exhibit C attached hereto.
