Tenant Improvements Costs definition

Tenant Improvements Costs means all costs of designing and performing the Tenant Improvements Work, including but not limited to a construction management fee payable to Landlord in an amount equal to five percent (5%) of the other Tenant Improvements Costs.
Tenant Improvements Costs means all costs of designing and performing the Tenant Improvements Work, all costs of telephone and data cabling for the Premises.
Tenant Improvements Costs means all costs of the Tenant Improvements ------------------------- Work, including, but not limited to (i) the fees of all architects and engineers for design and supervision services, the cost of all required permits, (ii) the charges of all contractors (including, but not limited to, overhead and profit of all contractors), subcontractors, material suppliers and laborers engaged in the performance of the Tenant Improvements Work, (iii) five percent (5%) profit for the contractor on all costs of the Tenant Improvements Work and (iv) a fee to the Landlord in the amount of two and one-half percent (2.5%) of all costs of the Tenant Improvements Work.

Examples of Tenant Improvements Costs in a sentence

  • Tenant shall have the right to audit the Tenant Improvement Costs at any time within twenty-four (24) months after the date of Tenant's Acceptance of the Premises and Landlord having provided a complete statement showing reasonable details of all Tenant Improvements Costs.

  • Tenant shall pay the proportionate share of each such progress payment due under the Construction Contract which bears the same relationship to the total amount of the progress payment in question as the amount of the total Excess Tenant Improvements Cost bears to the total Tenant Improvements Costs.

  • Tenant shall pay such portion of the Excess Tenant Improvements Costs within five (5) business days of receipt of Landlord's invoice for the same.

  • Notwithstanding the foregoing, SLGOP shall at Closing receive a credit to be applied toward the Consideration in the amount of $127,800.00 on account of certain Tenant Improvements Costs relating to the Space Leases.

  • Tenant shall pay any excess Tenant Improvements Costs over the Tenant Improvements Allowance.

  • All costs incurred under the Preconstruction Agreement shall be part of the Tenant Improvements Costs payable out of the Tenant Improvement Allowance; provided in no event shall the costs incurred thereunder exceed $25,000.

  • All Tenant Improvements Costs in excess of the Tenant Improvements Allowance shall be paid for by Tenant.


More Definitions of Tenant Improvements Costs

Tenant Improvements Costs means costs of construction of the Tenant Improvements which shall consist of (i) the Guaranteed Maximum Price set forth in the Tenant Improvements Construction Contract as the same may be adjusted by changes in accordance with the terms of that Contract and this Agreement plus certain other charges not covered as a part of the Guaranteed Maximum Price, consisting of (ii) any and all applicable municipal fees, and charges relating to such Tenant Improvements, including without limitation, building permit application and issuance fees, and necessary third-party inspection fees, (iii) all applicable taxes, including without limitation retail sales taxes and business and occupation taxes; and (iv) all third-party costs (not otherwise covered by the Tenant Improvements Construction Contract) allocable to the Tenant Improvements of compliance during construction with all requirements of the Americans With Disabilities Act and the Occupational Safety and Health Act and similar state or local laws. Tenant Improvements Costs shall be subject to final determination following construction in the manner provided in Section 3.3.6.

Related to Tenant Improvements Costs

  • Tenant Improvement Allowance in the maximum amount of $200.00 per rentable square foot in the Premises, which is included in the Base Rent set forth in the Lease; and

  • Tenant Improvements Defined in Exhibit B, if any.

  • Tenant Improvement Work means the construction of the Tenant Improvements, together with any related work (including demolition) that is necessary to construct the Tenant Improvements.

  • Tenant’s Work means all improvements, alterations, fixture, equipment, and signage installation, and furniture placement necessary or appropriate for the conduct of the Permitted Use, including all work described as Tenant’s Work on Exhibit D, attached (the “Work Letter”).

  • demolition work means a method to dismantle, wreck, break, pull down or knock down of a structure or part thereof by way of manual labour, machinery, or the use of explosives;

  • Construction Cost means and includes the cost of the entire construction of the Project, including all supervision, materials, supplies, labor, tools, equipment, transportation and/or other facilities furnished, used or consumed, without deduction on account of penalties, liquidated damages or other amounts withheld from payment to the contractor or contractors, but such cost shall not include the Consulting Engineer/Architect's fee, or other payments to the Consulting Engineer/Architect and shall not include cost of land or Rights-of-Way and Easement acquisition.

  • Base Building Work means the base building work for the Building as described in this Manual.

  • Public improvement costs means the costs of:

  • Construction Budget means the fully-budgeted costs for the acquisition and construction of a given parcel of real property (including, without limitation, the cost of acquiring such parcel of real property, reserves for construction interest and operating deficits, tenant improvements, leasing commissions, and infrastructure costs) as reasonably determined by the Parent in good faith.

  • Soft Costs means the costs of professional work and fees, interim costs, financing fees and expenses, syndication costs, soft costs and Developer’s fees as shown in the Applicant’s properly completed UniApp, Section C - Uses of Funds. Soft Costs do not include operating or replacement reserves.

  • Project Costs means all allowable costs, as set forth in the applicable Federal cost principles, incurred by a recipient and the value of the contribu- tions made by third parties in accom- plishing the objectives of the award during the project period.

  • Installation Work means the construction and installation of the System and the Start-up, testing and acceptance (but not the operation and maintenance) thereof; all performed by or for the Power Producer at the Premises.

  • Excavation work means the making of any man-made cavity, trench, pit or depression formed by cutting, digging or scooping;

  • Leasehold Improvements means all buildings, structures, improvements and fixtures located on any Leased Real Property which are owned by Company or any Company Subsidiary, regardless of whether title to such buildings, structures, improvements or fixtures are subject to reversion to the landlord or other third party upon the expiration or termination of the lease for such Leased Real Property.

  • Construction project means the same as that term is defined in Section 38-1a-102.

  • Building Operating Expenses means the portion of "Operating Expenses," as that term is defined in Section 4.2.7 below, allocated to the tenants of the Building pursuant to the terms of Section 4.3.1 below.

  • Demolition works means any physical activity to tear down or break up a structure (or part thereof) or surface, or the like, and includes the loading of demolition waste and the unloading of plant or machinery.

  • Construction Works means all works and things necessary to complete the Project in accordance with this Agreement;

  • Basic Costs means all direct and indirect costs and expenses incurred in connection with the Building as more fully defined in Exhibit C attached hereto.
