Townhome Unit definition

Townhome Unit means an individual residential dwelling unit that (i) shares one or more common walls with another residential dwelling unit, (ii) is physically attached to the land underneath the unit, and (iii) the fee simple land underneath the unit is or will be conveyed with each such unit.
Townhome Unit means any plot of land within the Community, whether or not improvements are constructed thereon, which constitutes or will constitute, after the construction of improvements, a single dwelling site for a multi-level townhome style condominium unit which will be attached by one or more party walls to another townhome. The Townhome Units shall be subjected to a separate Declaration of Condominium. The ownership of each Townhome Unit shall include, and there shall automatically pass with the title to each Townhome Unit as an appurtenance thereto, whether or not separately described, membership in the Association and all of the rights and interest of an Owner in the Common Property, as herein provided.
Townhome Unit means any or all of the residences that will be constructed on the Lots, each designed for use and occupancy as a single-family residence. Wherever the term is used, it shall be interpreted as though it was followed by the words “and the Lot on which it is constructed,” unless the context clearly requires another meaning.

Examples of Townhome Unit in a sentence

  • If a Building Permit that was issued for a Single Family Unit or Townhome Unit expires prior to commencement or completion of construction on the Parcel, the Parcel shall continue to be taxed as Developed Property in future Fiscal Years subject to the Maximum Special Tax that was calculated for the Parcel when the initial Building Permit was issued.

  • Notwithstanding the foregoing, if a property owner is issued Building Permits for multiple Townhome Units prior to June 1 of any Fiscal Year, the property owner may, by June 30 of that Fiscal Year, send a written request to the NCSD to compare(i) the aggregate Maximum Special Tax for some or all of such Townhome Units to(ii) the amount that would be generated if each Townhome Unit were instead assigned the applicable Target Special Tax based on the Square Footage of each unit.

  • When a Building Permit is issued for a Townhome Unit, the Administrator will identify (i) the expected Square Footage of the Townhome Unit as reflected on the Building Permit, and (ii) the corresponding Target Special Tax.

  • If the sum of the Target Special Taxes for the Townhome Units is less than the aggregate Maximum Special Tax for the Parcels, the Administrator shall increase the Target Special Tax for each Townhome Unit Proportionately until the sum of the adjusted Target Special Taxes is equal to the aggregate Maximum Special Tax for the Parcels.

  • Such notice must be received by Summit Homes as soon as practicable after Initial Purchaser either discovers or, in the exercise of reasonable diligence, should have discovered the defect in the Townhome Unit or the loss of damage caused by such defect, but in no event later than thirty (30) days after the expiration of this Limited Warranty.


More Definitions of Townhome Unit

Townhome Unit means each attached townhome residential dwelling together with that portion of land located within the property line of the area to be deeded in fee simple by the Declarant to Owner. Each such Townhome Unit's boundary line shall be specifically set forth on a deed of conveyance from Declarant and with reference to a survey. The Declarant reserves the right to adjust the boundary lines between adjoining Townbome Units at any time prior to the initial conveyance thereof to Owner by Declarant. Any such adjustment in boundary lines of Townhome Units will be recorded by Declarant in the public records of the County, as an amendment to this Declaration. It is hereby declared that by reason of this Declaration each parcel of real property and Townhome Unit shall be legally described and conveyed with the form of reference as follows:
Townhome Unit means, for purposes of calculating Density, a townhome unit intended to be occupied for residential (primary home) and resort residential (second home or nightly rental) living purposes; each separate dwelling unit within a townhome building equals one Townhome Unit.
Townhome Unit means any plot of land within the Community, whether or not improvements are constructed thereon, which constitutes or will constitute, after the construction of improvements, a single dwelling site for a townhome which will be attached by one or more party walls to another townhome. Where the dwelling on a Townhome Unit is attached by a party wall to one or more other dwellings, the boundary between Townhome Units shall be a line running along the center of the party wall separating the Townhome Units. The ownership of each Townhome Unit shall include the exclusive right to use and possession of any and all portions of the heating and air conditioning units which are appurtenant to and serve each Townhome Unit (including, but not limited to, compressors, conduits, wires and pipes) and any driveway, porch, deck, patio, steps, wall, roof, foundation, sunroom or any similar appurtenance as may be attached to a Townhome Unit when such Townhome Unit is initially constructed. The ownership of each Townhome Unit shall include, and there shall automatically pass with the title to each Townhome Unit as an appurtenance thereto, whether or not separately described, membership in the Association and all of the rights and interest of an Owner in the Common Property, as herein provided. The Association acknowledges and consents that certain appurtenances described above as initially constructed may encroach upon the Common Property, but that such encroachments are not a detriment, but rather a benefit, to the Community. Consequently, such appurtenances shall be considered a part of the Townhome Unit, maintained as provided in the Declaration, and allowed to encroach upon the Common Property; provided, however, no such appurtenant structure may be altered, changed or enlarged except in accordance with Article VI, Section 9, and any other pertinent provisions, of the Declaration.
Townhome Unit means one single family residential townhome unit, which may be a detached single family residential structure (Phase 3), or which may be joined together with one additional single family residential townhome unit by a common wall, walls, roof, or foundation (Phases 1 and 2). The term “Townhome Unit” includes the Lot upon which said Townhome Unit is situated.
Townhome Unit means the single family residence and related improvements constructed or to be constructed on a Lot. Except where the context requires otherwise, “Townhome Unit” shall be used interchangeably with “Lot”.
