Carrying Costs Sample Clauses

Carrying Costs. For each Construction Period certain charges (“Carrying Costs”) will accrue and be added to the Outstanding Construction Allowance on the last day of such Construction Period (i.e., generally on the Advance Date upon which such Construction Period ends). If, however, for any reason the Lease Balance (and thus the Outstanding Construction Allowance included as a component thereof) must be determined as of any date between Advance Dates, the Outstanding Construction Allowance determined on such date will include not only Carrying Costs added on or before the immediately preceding Advance Date computed as described below, but also Carrying Costs accruing on and after such preceding Advance Date to but not including the date in question. Carrying Costs accruing for any Construction Period will be equal to: • the amount equal on the first day of such Construction Period to the Lease Balance, times • the sum of the Effective Rate and the Spread for such Construction Period, times • a fraction, the numerator of which is the number of days in such Construction Period and the denominator of which is three hundred sixty.

Carrying CostsBorrower shall have paid all Carrying Costs relating to the Property then due and payable including without limitation, (a) accrued but unpaid Insurance Premiums due pursuant to the Policies, (b) currently due Taxes (including any in arrears) relating to the Property, and (c) currently due Other Charges relating to the Property, which amounts shall be funded with proceeds of the Loan.
Carrying Costs. Carrying Costs" means the charges added to and made a part of the Outstanding Construction Allowance from time to time on and before the Carrying Costs Accrual Termination Date pursuant to and as more particularly described in subparagraph 6.(a)(ii) below.

Tenant shall pay one-half (1/2) of Landlord's estimate of the Carrying Costs to Landlord on a monthly basis, in advance, on the due date for the monthly installments of Rent; such payment shall be based upon Landlord's estimate which shall show the separate components on a line item basis and shall show the calculations of any calculated amount. Any failure to pay its portion of Carrying Costs for a period of ten (10) days after written notice of such failure from Landlord shall be deemed to be a waiver by Tenant of its rights under Paragraphs 6 and 7 hereof. Within ten (10) days after the end of the period for which Tenant is to pay a portion of Carrying Costs for Lot 27, Landlord shall notify Tenant in writing of Landlord's actual Carrying Costs for Lot 27 for the period with respect to which Tenant is to pay a portion of Carrying Costs and within ten (10) days after such notice either (I) Tenant shall pay Landlord the amount by which such actual Carrying Costs exceeded the estimated Carrying Costs paid by Tenant for such period, or (II) Landlord shall pay Tenant the amount by which the estimated Carrying Costs paid by Tenant exceeded the actual Carrying Costs for such period. If taxes or other Carrying Costs allocable to Lot 27 for such period are increased or decreased (for example, by a tax reduction or an additional tax assessment) following completion of the reconciliation process described in the preceding sentence, Landlord shall promptly notify Tenant in writing of such further increase or decrease and the parties shall make any further adjustment payments in cash in the same manner contemplated in the preceding sentence.
