Demise and Lease. (a) Lessor hereby demises and leases the Property to Lessee, and Lessee does hereby rent and lease the Property from Lessor, for the Base Term. The Building at the Property consists of approximately Four Hundred Ninety Nine Thousand Four Hundred and Two (499,402) rentable square feet, situated on approximately Sixteen and 86/100 (16.86) acres.
Demise and Lease. The Lessee hereby agrees (a) with respect to the Site, to lease the Site from the Lessor for the period commencing on and including the Initial Advance Date and ending on the Lease Term Expiration Date, and (b) with respect to the Improvements, to lease the Improvements from the Lessor for the Lease Term commencing on the Lease Commencement Date and ending on the Lease Term Expiration Date. The demise and lease of the Facility pursuant to this Article II shall include any additional right, title or interest in the Facility which may at any time be acquired by the Lessor, the intent being that all right, title and interest of the Lessor in and to the Facility during the Lease Term shall be demised and leased hereunder.

Landlord hereby leases to Tenant, and Tenant hereby leases from Landlord, subject to the provisions of this Lease, the "Premises" specified in Section 1.01(h) hereof located within the "Building" specified in Section 1.01(g) hereof, which Building is a portion of the "Project" identified in Section 1.01(f) hereof. The land on which the Project is located is more particularly described in Exhibit A attached hereto and the Premises are shown by cross-hatching on the Building floor plan(s) attached hereto as Exhibit B. Tenant acknowledges that the sole purpose of the attached floor plan(s) is to identify the location of the Premises in the Building. Landlord makes no representation or warranty in the attached floor plan(s) as to the usable or rentable square footage of the Premises.

(i) During the term described in Section 2.1(b) hereof, Landlord hereby demises and leases to Tenant, and Tenant hereby hires and takes from Landlord, pursuant to the provisions of this Lease, the Demised Premises, together with an undivided interest in the Common Elements equal to the Common Interest (as defined in the Condominium Declaration) attributable to the condominium unit(s) comprising the Demised Premises under the Condominium Declaration), subject only to Permitted Encumbrances.
