Effect of Breach and Right to Terminate Lease. A breach of this Lease Addendum shall give each party all the rights contained herein, as well as the rights in the Lease. A material breach of this Addendum shall be a material breach of the lease and grounds for immediate termination of the Lease by the Landlord.

Failure to adhere to any of the conditions of this Addendum will result in a $500 violation fee. These charges shall include all violations caused by persons residing in the premise, as well as Tenant’s guests and/or invitees. 1st Smoking Violation – Written Warning; 2nd Smoking Violation – $100.00 fine; 3rd Smoking Violation – $200.00 fine and 5-day notice of eviction for continued noncompliance, which may result in an eviction action.
