HEATING, VENTILATING, AIR CONDITIONING. A. Landlord shall furnish space heating and cooling as normal seasonal changes may require to provide reasonably comfortable space temperature and ventilation for occupants of the Premises under normal business operation, daily from 8:00 a.m. to 6:00 p.m. (Saturdays to 1:00 p.m.), Sundays and holidays excepted. After hours heating, venting and air conditioning to be billed to tenant at cost, including reasonable cost and management expense.
HEATING, VENTILATING, AIR CONDITIONING a. The Base Building is programmed for a lab/office split over 125,867 sf of the building’s four floors. Estimated Lab area is 94,400 rsf and the Office area is 31,467 rsf. The building is to be provided with three complementary HVAC systems, nos 1, 2 and 3.
HEATING, VENTILATING, AIR CONDITIONING. 1. A variable air volume (VAV) system provides temperature control to all areas of the Building. Conditioning is provided through light troffer air boots or ceiling diffusers.

No credit shall be given to Tenant for any periods during these hours when HVAC service is not required by Tenant. If Tenant shall require air conditioning or heating or ventilation outside the hours and days specified above, Landlord shall furnish such service at Tenant's expense, upon at least 24 hours' notice.
HEATING, VENTILATING, AIR CONDITIONING. A. Landlord shall provide space heating and cooling to the Premises twenty-four (24) hours per day, seven days a week.
HEATING, VENTILATING, AIR CONDITIONING. 1. Landlord shall furnish and install heating and cooling unit(s) sized to one (1) ton of HVAC per three hundred fifty (350) square feet of enclosed Premises area. Landlord will provide equipment installed on the roof with single duct drop to below nearest joist per Landlord’s Master Plans. Final connections of the controls, power, and start up are the responsibility of the Tenant. Upon start up, the HVAC Warranty will be assigned to the Tenant if the same is assignable. Tenant shall furnish and install all remaining components of the HVAC system, including but not limited to ductwork, diffusers, economizers, and thermostats at Tenant’s sole cost and expense.
HEATING, VENTILATING, AIR CONDITIONING. The vendor agrees to charge these prices for any products ordered on any QPA release received after the expiration date, but issued prior to the expiration date, and postmarked no later than 14 business days after the QPA's expiration date. Quantities are estimates and could be more or less. HEATING, VENTILATING, AIR CONDITIONING. In operating the central building system, the Landlord will cause the Leased Premises to be heated, ventilated, and air conditioned during Building’s business hours as they may exist from time to time and which may include operation on an around-the-clock basis for the perimeter offices, in conformity with the thermal comfort standard as defined in ASHRAE 55-1992, Thermal Environmental Conditions for Human Occupancy, which shall be comparable to other suburban Class “A” buildings. The cost to provide the said services shall form part of Operating Costs save to the extent said services are provided beyond the Building business hours which for the purposes of this Offer to Lease and the Lease shall be 07h00 to 19h00, Monday through Friday, , legal and statutory holidays excluded (“Building business hours”).
