HEATING, VENTILATING, AIR CONDITIONING. A. Landlord shall cause to be furnished, at Tenant’s expense, space heating and cooling as normal seasonal changes may require, to provide reasonably comfortable space temperature and ventilation for occupants of the Premises under normal business operation, daily from 7:00 a.m. to 8:00 P.M. (Saturdays to 1:00 P.M.), Sundays and holidays excepted. B. The air conditioning system is based upon an occupancy of not more than one person per 000 xxxxxx xxxx xx xxxxxx xxxxx xxxx, and upon a combined lighting and standard electrical load not to exceed 3.0 xxxxx per square foot of usable floor area. In the event Tenant exceeds this condition or introduces onto the Premises equipment which overloads the system and/or in any other way causes the system not adequately to perform its proper functions, supplementary systems may, at Landlord’s option, be provided by Landlord at Tenant’s expense.

Landlord will provide equipment installed on the roof with single duct drop to below nearest joist. Final connections of the line set, controls, power, and start up are the responsibility of the Tenant. Upon start up, the HVAC Warranty will be assigned to the Tenant if the same is assignable. Tenant shall furnish and install all remaining components of the HVAC system, including but not limited to ductwork, diffusers, economizers, and thermostats at Tenant’s sole cost and expense. 2. Per locations as specified in Landlord’s Master Plans, all exhaust systems for the HVAC system applicable to Tenant’s Work and/or kitchen equipment shall be furnished and installed by Tenant, at Tenant's sole cost and expense.

Landlord shall, as part of the Operating Expenses for the Property, furnish space heating and cooling as normal seasonal changes may require to provide reasonable comfortable space temperature and ventilation for occupants of the Premises under normal business operation, daily from 8:00 A.M. to 6:00 P.M., Saturdays, 8:00 A.M. to 1:00 P.M.; Sundays and holidays excepted. No credit shall be given to Tenant for any periods during these hours when HVAC service is not required by Tenant. If Tenant shall require air conditioning or heating or ventilation outside the hours and days specified above, Landlord shall furnish such service at Tenant's expense. B. The air conditioning system is based upon an occupancy of not more than one person per 150 xxxxxx xxxx xx xxxxx xxxx, xxd upon a combined lighting and standard electrical load not to exceed 6.0 wattx xxx square foot of usable area, unless as otherwise set forth in the Lease or the Addendum. In the event Tenant exceeds this condition or introduces ont the Premises equipment which overloads the system, and/or in any other way causes the system to not adequately perform to their proper functions, supplementary systems may, at Landlord's option, be provided by Landlord at Tenant's expense.
HEATING, VENTILATING, AIR CONDITIONING. On Monday through Friday, -------------------------------------- except holidays, from 8:00 a.m. to 6:00 p.m. and on Saturday from 9:00 a.m. to 1:00 p.m. (and at other times for an additional standard hourly charge to be fixed by Landlord, which hourly charge is currently $17.00 per hour), ventilation, air conditioning or heating on such days and hours, when in the reasonable judgment of Landlord it may be required for the comfortable occupancy of the Premises. Tenant agrees to cooperate fully at all times with Landlord, and to abide by all reasonable regulations and requirements which Landlord may prescribe for the proper function and protection of the air conditioning system. Tenant agrees not to connect any apparatus, device, conduit or pipe to the air conditioning system. Tenant further agrees that neither Tenant nor its servants, employees, agents, visitors, licensees or contractors shall at any time enter the mechanical installations or facilities of the Building or the Project or adjust, tamper with, touch or otherwise in any manner affect said installations or facilities. The cost of maintenance and service calls to adjust and regulate the air conditioning system will be charged to Tenant if the need for maintenance work results from either Tenant's adjustment of room thermostats or Tenant's failure to comply with its obligations hereunder. Such work will be charged at hourly rates equal to then-current journeyman's wages for air conditioning mechanics. When heat generating machines, equipment, fixtures or other devices of any nature whatsoever, including by way of illustration but not by way of limitation, computer and other electronic data processing equipment, are used in the Premises by Tenant which affect the temperature otherwise maintained by the air conditioning system, Landlord shall have the right, but not the obligation, after prior written notice to Tenant to install supplementary air conditioning units in the Premises, and the cost thereof, including the commercially reasonable cost of installation and the commercially reasonable cost of maintenance thereof, shall be paid by Tenant to Landlord upon demand by Landlord, which demand shall be accompanied by reasonable notice of the amount owing.
HEATING, VENTILATING, AIR CONDITIONING. The vendor agrees to charge these prices for any products ordered on any QPA release received after the expiration date, but issued prior to the expiration date, and postmarked no later than 14 business days after the QPA's expiration date.
