Homeowner Responsibility. Please remember that the Clubhouse is owned by all Member/Homeowners and should be treated as an extension of the home. In addition to expected courtesies, the following rules are provided to specifically guide private use of the facility. The Homeowner bears full responsibility for maintaining the proper atmosphere for the function, and assures that:
Homeowner Responsibility an action required by the homeowner for proper maintenance or care of the home or the element or component of the home concerned. A homeowner’s failure to substantially comply with a stated homeowner responsibility creates an exclusion to the warranty for the performance standard.
Homeowner Responsibility. New homes require an active homeowner maintenance effort to reduce the likelihood of damage due to neglect, improper maintenance or abnormal use. One of the more typical problems encountered by new homeowners is water damage to exterior walls and basements. Damage of this sort may be caused by the location and type of homeowner or homeowner’s associations installed trees and shrubbery or the build up of snow and ice causing water damming resulting in the failure or need of the homeowner to maintain the property drainage away from the house. It is the responsibility of the homeowner to maintain, in this instance, a proper grade around the home that will ensure the continued movement of water away from the house. Excessive entrance of water around the foundation can cause soil movement and serious damage. Such damage caused by the homeowner or the homeowners association changing the grade, not properly maintaining it, or cultivating and landscaping areas near the foundation which result in excessive water entrance, will not be considered as a legitimate claim, should damage occur. Septic maintenance is essential to keeping your septic in good working order. The septic tank should be pumped once a year and the sludge should be removed. Harsh chemicals can adversely affect the essential organisms in the septic, therefore chemicals and disinfectants should be used in moderation. No harsh chemicals, grease, or oils should be disposed of into any household plumbing system. Use of garbage disposals is not recommended as it can lead to excessive solids build up in the tank and solids carry out to the field resulting in the need to pump more frequently and decrease in the life of the field. Cigarettes, paper towels, sanitary napkins, and tampons, wrapping paper, disposable diapers, rags and sticks will not readily decompose in the tank and are likely to lead to clogging, therefore none of these items should ever be disposed of into any household plumbing system. NOTE: HOMEOWNER NEGLIGENCE, IMPROPER MAINTENANCE AND/OR OPERATION MAY RENDER THIS AGREE- MENT NULL AND VOID.
Homeowner Responsibility. Homeowner is responsible for compliance with all terms and conditions of this Agreement. Homeowner agrees to be responsible for the acts of his or her family, tenants, renters, roommates, guests and invitees. Homeowner agrees that such responsibility includes assuming liability for any damages of any kind to the Park or to other owners, residents, guests or invitees in the Park. Homeowner is advised to buy and maintain adequate and appropriate insurance to protect Homeowner and his or her home and property, and to protect the homeowner from claims due to injury to guests in the home, or to damage that Homeowner’s guests may cause.
Homeowner Responsibility. The homeowner using the clubhouse is responsible for the actions of their guests and must be considerate of other homeowners. Monitoring alcohol consumption of guests is the responsibility of the renter.
