LESSOR'S RESPONSIBILITY. Lessor shall keep the structural supports, exterior surfaces, and structural elements of the exterior walls and roof of the buildings that are a part of the Demised Premises in good order and repair at Lessor's expense. Lessor shall not, however, be under any obligation to maintain windows, doors, or glass wherever located. Lessor shall also operate and maintain the common areas and facilities as hereafter provided. Lessor shall have no responsibility to make any repairs hereunder until a reasonable time after receipt of written notice of the need for such repairs.
LESSOR'S RESPONSIBILITY. Lessor is responsible only for any loss, expense, injury or damage caused by Lessor or Lessor's agent. Lessor is not responsible for any loss, expense, injury or damage to any person or property caused by items including but not limited to theft, fire, ice, snow, rain, water, or leaks. Lessor is not responsible for other persons parking vehicles in Lessee’s Parking Space.
LESSOR'S RESPONSIBILITY. Lessor shall furnish, at Lessor’s expense, heat, water, lights, and air conditioning necessary for Lessee’s use during the term of this Agreement. Lessor will also provide the items listed on the attached supplies list. Lessor shall not be responsible for or liable to Lessee for any loss resulting from any lack of heat, water, lights, or air conditioning due to an act of God or the failure of equipment to operate or function properly through no fault or act of Lessor.
LESSOR'S RESPONSIBILITY. Lessee shall, at all times during the term hereof and upon surrender or termination, keep and maintain in good and substantial order and repair and make all necessary repairs, renewals, replacements, and decorations upon or in connection with all other parts of the Demised Premises, not explicitly the responsibility of Lessor, at Lessee's sole cost and expense. These parts of the Demised Premises include, but are not limited to, all doors, windows, window wall assembly and door frames, glass, walls and wall coverings, floors and floor coverings, electrical installations, plumbing installations and fixtures, heating, ventilating, and air-conditioning equipment and systems, pipes, wiring, gas, steam, and electrical equipment and fixtures, dock bumpers, seals, and dock equipment and facilities, and all other installations, equipment, fixtures, and appurtenances.
LESSOR'S RESPONSIBILITY. 13.1.1 The Lessor shall be responsible for all Major Maintenance.
13.1.2 The Lessee shall notify the Lessor promptly of the need to carry out any Major Maintenance to the Leased Asset and until such time the Lessor shall not be under any responsibility or obligation to perform Major Maintenance.
LESSOR'S RESPONSIBILITY a) Except as expressly provided in this Section 6, Lessee takes the Leased Premises in their "AS IS" condition.
b) Maintenance of the exterior area, including snow removal as needed. Exterior area shall consist of the foyer, building exterior, parking lot, driveways and walkways, landscaping and irrigation.
c) Maintenance of the interior area, including janitorial, trash removal and utilities. This is a Full Service Lease d) Lessor agrees to make some building changes to accommodate Lessee's occupancy, (build demising wall(s) and add security doors).
LESSOR'S RESPONSIBILITY. Lessor shall furnish, at Lessor’s expense, heat, water, lights and air conditioning, where available, necessary for ▇▇▇▇▇▇’s use during the term of this contract deemed necessary by the Director and all necessary janitorial services deemed necessary by the Director, and cause the premises herein above described to be kept clean and generally cared for during the term of this contract, except that Lessor shall not be responsible for or liable to Lessee for any loss resulting from lack of heat, water, lights or air conditioning due to an act of God or the failure of equipment to operate or function properly through no fault or act of Lessor.
LESSOR'S RESPONSIBILITY. Lessor, at Lessor's sole cost and expense, shall maintain and repair, the structural integrity of the roof, walls, floors and the foundations of the Premises. This is subject to and contingent upon Lessee, Lessee's agents or representative not abusing or misusing the Building and the Premises.
LESSOR'S RESPONSIBILITY. Lessor shall pay all utility charges that do not arise as part of ▇▇▇▇▇▇'s business operation and/or occupancy of the Lease Premises, and all real property taxes and assessments that are imposed upon the Land, not including excise taxes imposed under the authority of Chapter 82.29A RCW or Snoqualmie Municipal Code Chapter 3.40, which shall be the responsibility of Lessee. In accordance with RCW 35.42.090, this Ground Lease shall be exempt from any taxes imposed under the authority of Chapter 82.45 RCW, RCW 82.04.040, or RCW 82.08.090.
LESSOR'S RESPONSIBILITY. LESSOR agrees that prior to the commencement of the term hereof, at its sole cost and expense, it will make the following improvements, if any, alterations, or maintenance efforts for the benefit of the LESSEE: None. LESSEE acknowledges that, upon occupancy hereof, it will cause the leased premises to be inspected in order to ascertain the condition thereof; that any objections (except for latent deficiencies not currently discoverable) thereto not delivered in writing to LESSOR within 20 days after occupancy shall be deemed waived.
